Wow! When did you buy your house? I bought my first house from Persimmon 5 years ago and back then they had a waiting list given the huge demands on a very popular new estate. They certainly weren't negotiating prices back then.
We ended up not buying it. We found somewhere else. It was the end of 2004 beginning of 2005 after two rate rises. Market went flat as a pancake here and we never really believed it was worth what they were asking.
Fast forward to now and an indentical house is not shifting at £267,500 so it's important to get those discounts!Everything that is supposed to be in heaven is already here on earth.

The on site 'sales executives' sometimes swap stories and strategy. The actual builders generally don't - too busy trying to cut each others throats at the mo.Thanks for all your replies.
Just a quick question. Does anyone know if the different developers on the same site talk to each other about offers etc. Bloor homes are doing exactly the same style house (only more epensive :rolleyes: ) and we do prefer their finishing. We would love to play one off against the other to get the best deal but don't want to if they are chatting to each other about who is offering what. Bloor have finished their phase (more coming and still building) and are ready to move into and Persimmon are only half way through these houses.
Stick to your £255k, I don't think you will regret it, whatever the short term outcome with Persimmon.
In the current market, with bad news effecting the realities and sentiment - they'll come back to you several times.anger, denial, acceptance

Even if the salespeople do talk, they still want your business over the other firm. You don't get any commission when you don't sell a house.
Don'worry, go and play them off against each other; you'll feel much more confident with a genuine counter offer in your back pocket

Now I understand from their perspective the asking price is very important to them especially as they don't want to look like their homes are falling in value. How can we get over this. Basically to include our fees etc. we don't want to spend anymore than £255,000 with everything in.
Prior to the state of play today. Developers did have a ploy that would have solved their problem. That being, current residents actually seeing their new homes depreciate before their eyes by selling lower than last week!!!!!
Some would officially sell @ ~£290k (with legal costs, carpets, curtains, rubbish alarm all in) but would then give you cash back. Therefore keeping the illusion of a high selling price, but subsidising it via a back door refund.
That trick requires complicit surveyors and solicitors. For various reasons, least of which is professional integrity, that trick is dieing on its' rear end.anger, denial, acceptance

We went back to Persimmon and said that in view of the current climate we were sticking with our offer of £250k. We backed this up by telling them that whilst trolling through righmove last night we found a similar style town house bought from Bloor homes on the same site a year ago for £239,950 (according to land reg) and is now up for sale at £229,950 - a ten grand decline in a year plus no-one with half a brain would pay that asking price anyway!
I don't think they are desparate for business at the moment because for some strange reason people are still buying new builds and paying over the odds for them - surely it can't last!!!0 -

Hi, Whereabouts are you looking. We live on a persimmon estate and are awaiting the release of the last phase and maybe thinking of moving up to a bigger house.0 -
