Persimmon have made us an offer!

Hi,

Sorry to keep posting but I am valueing your help and opinions.

As some of you will know we put in an offer on a newbuild priced at £299,995 yesterday for £250,000. We had a phone call this morning say that they were rejecting this and their offer is £280,000 with stamp duty paid and carpets fitted.

I don't think this enough and we don't want to spend this much anyway. Now I understand from their perspective the asking price is very important to them especially as they don't want to look like their homes are falling in value. How can we get over this. Basically to include our fees etc. we don't want to spend anymore than £255,000 with everything in.

Any ideas? Or are we living in cloud cuckoo land?

    I'd tell them you have 255k max to spend inc fees and taxes and you are open to negotiation on how the price is comprised. Keeps it clear.

    They may want to protect their asking prices but I can see it won't be long before surveyors put a stop to that with their valuations.

    I am intrigued by your comment that it will not be long before the suveyors put a stop to that. What is this comment based on?
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    If your refering to the surveyor taking the contract price of £280k as the basis for the valuation rather than the sale price, say £265k, many surveyors have been given guidelines to remove the value of the incentives and work on the new price as the basis for their valuation.

    I think that Kez100's advice is good. Lay it down and tell them to take it or leave it.

    It's exactly what Persimmon did with us actually, I can remember they came down to £279,950, then £269,950 quite quickly. Then it was a few weeks before they came back and agree to £249k

    Don't forget you are in a very strong bargaining position right now as developers are feeling the squeeze. Sit tight and stick with your offer, they will try and negotiate but just repeat your position and wait until they have come down to what you are prepared to pay.

    What I mean re:surveyors is that, hopefully they won't be blinded by 'free gimmicks' (as others have said).

    Thanks for all your replies.

    Just a quick question. Does anyone know if the different developers on the same site talk to each other about offers etc. Bloor homes are doing exactly the same style house (only more epensive :rolleyes: ) and we do prefer their finishing. We would love to play one off against the other to get the best deal but don't want to if they are chatting to each other about who is offering what. Bloor have finished their phase (more coming and still building) and are ready to move into and Persimmon are only half way through these houses.

    I'd ask them to pop a conservatory on ..... new builds rarely seem to have them!

    Wow! When did you buy your house? I bought my first house from Persimmon 5 years ago and back then they had a waiting list given the huge demands on a very popular new estate. They certainly weren't negotiating prices back then.
