thanks ajax, I'll give them a ring in the morning. From what I have read on the 'google' thing Doozer and Jorgan appear to be right, but I do have a nagging doubt, because surely agents still have some sort of clause to get their fee otherwise people would just knock on Sellers doors rather than go through the agent and then negotiate a better price so as to knock off the agents fee of the Purchase price, wouldn't they? or is that just my very bad mind thinking of ways to get things cheaper.

... I honestly hope they are, it's better for the consumer which is all that matters. Just double check with Paul Jackson.
Also, if they are.. things have changed a lot, and as recently as the last year or two. As I say, that can only be good0 -

People can't just knock on vendors' doors because they would be deemed to have been introduced by the agent via their for sale board.
Also, if you're selling without the agent, who gets the saved money? Buyer's might expect a better deal but vendors will almost certainly see it as cash in their pocket. Why do the groundwork yourself if you're only giving it to an agent.Everything that is supposed to be in heaven is already here on earth.

told you I don't keep up with the footie!!!! what an idiot! (me, not you) Still all the days are merging into one at the mo, you've never seen anything like it this afternoon. House was sorted inside yesterday - kids aren't allowed to touch anything or have any toys (joke - just in case someone thinks I'm serious!) so today I sorted out the front garden, buying plants in flower (which I never normally do!) and I've never weeded and planted so fast in all my life.If you don't have something nice to say don't bother saying anything at all.0

.........people try that all the time. There's one particular demographic who would knock on my door every couple of days without fail with silly offers. The trouble with that is that everyone expects to pocket the 'lost money'.0 -

Doozer, I see what you mean and that makes sense. I will check tomorrow and if Ajax is right I'll try and see if there's any way of holding off for a short while or if the agent will write something into the contract - although I dont know who the people who called were, no names or anything so it would be hard to prove. I don't know what I'm talking about, as you can see!!! Anyhow maybe tomorrow it will all make sense to me!If you don't have something nice to say don't bother saying anything at all.0
