Trouble with landlord

My landlord has always been okay and usually pops round now and then to inspect the place. I don't mind but i have notices that recently hes started moaning about this moaning about that. The latest thing is he says I should clean the blinds but I see them as his responebility like the wallpaer, carpet etc. I have lived here for 2 years in June and want to move out but the places near me are really dear or only flatshares, they want peeps like non smokers or vegetarians or gays - and I'm none of those.
Are the blinds my responebility? They are fitted and venetian so surely that comes under the property fixtures?

    clean the blinds - you made them dirty ....... like you make the carpet and walls dirty - clean them ......

    Not sure where you get the idea that it is the LL's responsibility to keep fixtures and fittings clean? It's your responsibility to hand the house back in the state in which he rented it to you (or shows in the inventory) minus fair wear and tear.

    So if the blinds were clean (and the carpet, wallpaper etc.) when you rented it, you will have to hand them back clean. Keeping them clean at intervals would probably be the easiest way, but the important thing is that they are as you found them when you leave.

    Your LL has no right to "pop round" without your agreement.

    Generally, keeping the interior of the property clean is the Tenant's responsibility. If the blinds were in good clean condition at the start of your tenancy, and you allow a huge amount of, say, kitchen grease & dust to build up and this damages the working mechanisms of the blinds, or renders them uncleanable at the end of your tenancy he *could* IMO seek recompense from your deposit. You have a duty to "behave in a tenant-like manner" which means doing things like hooking manky hair out of plug holes, changing light bulbs, fuses etc., maybe wiping things down once in a while. Either that or accept that you may face a dispute over the return of your deposit, further down the line. I would just drop the LL a polite line , though, and if you're fine about him doing inspections, tell him that you want a time & date agreeing in advance and a reasonable amount of notice. You do have the right to what's called "quiet enjoyment" of the property when you are a tenant.

    if i only but knew how long a "while" was - i would be in heaven ...... one of my tenants cleans a thousand times in a while, and another cleans once in a while - i love the variety of being a LL

    Hopefully he gives you 24 hours' notice in writing as he can't legally just pop round. Apart from it being illegal within the LL/tenant relationship, it's pure damned bad manners, especially if he's popping round to look. We'd all like to have a chance to clean/tidy up first.

    No. These are your responsibility to keep clean. When you leave they have to be as clean as they were when you moved in. Or he can keep your some of your deposit to have them professionally cleaned. This would cost you more.

    If you're smoking in the property it's probably quite manky by now. I smoke. I NEVER smoke indoors at all. Yes, 3am, mid winter, every time I am huddled right outside under an umbrella.

    You're making work for yourself.

    As for non-smoking, my flat is for non-smokers. As I NEVER smoke indoors EVER, I just declared I was a non-smoker!

    Yes the blinds are. Although they're fitted, if you look at the fittings, you will see that first a rectangular section is screwed to the window/wall, then the whole blind is slotted in and there will be a tiny piece of metal/plastic that flips into place to hold them up. So to take them down look for the flip bit and then just pull the blind forwards. You can wash them in the bath. If they're just dusty then you can buy (cheap) special venetian blinds dusters or mitts.

    Of course you should clean the blinds...and the carpets, cooker, floor, fridge etc like you do everything else.

    Do you expect him to do your washing for you too??? or make the beds???

    Come on...get real! or do you live in a pig sty and never clean anything?!

    You sound like one of our student lets...they never cleaned a damn thing even though we left a new hoover with them loads of cleaning products, mops etc (we always do) Needless to say, they lost a good percentage of their deposit for cleaning at the end of the tenancy, so be warned.
