Hi - I agree on every point on your list as our house has fallen thru for the third time now.........

GRRRRR!! - anyhow ,another viewing in just over 2 hours - time to get the old dyson out again and start throwing things into cupboards and under beds ,to give that wonderfully uncluttered look!

(then wont be able to find stuff for days afterwards ! )

How do you keep going after it's fallen through 3 times?? I don't know how you do it. I spent most of the evening in tears last night and can't face it happening again, even though the house we had our hearts on is everything we ever want for our family and much much more besides.

I had to laugh at your description of the "prior-to-a-viewing-mad-mad-tidy-up", even our toaster goes into a bag and gets hidden away - it doesn't match the kitchen!!

I also have two sets of bathroom toiletries/accessories.... one set that completely matches the lilac coloured bathroom (lavender shampoo, lavender shower gel, lavender hadwash, lilac hand towels...you get the picture;-) ) and I also have the 'normal' mixed up bunch of stuff that we use every day.... we swap all this stuff over for each viewing, even the loo roll gets swapped so that it matches. hee hee, I am not sorry to be not having to do that anymore I can tell you.

Good luck with your viewing, hope it goes well!

Hi - yes even the 2 Jack Russells get thrown into the caravan as they keep jumping up on people as soon as they get in the door ( shall be taking them out soon ! )
actually when I think about it its fell thru 4 times technically ,as the Ahole we had from the start came back for a second bite - we dropped the price down well low, because we reeaalllly wanted the first house that ticked all the boxs
we rang back the 70 plus year olds and told them it was back on again (really great old couple -she used to give me a motherly kiss when we left ) so they were really happy and then the Ahole did us again - wouldnt answer his phone or anything - so I rang him with the 141 at the begining and he picked up straight away - GGGRRRRRRR!!

YEY we still miss that house -and now avoid driving past when possible

should be here in 5 minutes now - just round up the dogs!

hope its not a no show 8¬(

Both times we sold our house(s)(?) we were in fact very lucky, the first took about 30 viewings, the eventual buyer was relocating so no chain and I was buying a house where the owner had died, so no chain, the second time the first viewing brough an acceptable offer even though he had quite a long chain behind him,we were buying from relatives so no chain there. Still I found the whole thing extremely stressful, waiting for survery results, never knowing if something would go wrong in the chain or someone would simply decide not to bother, exchange dates getting put back etc. I can't even begin to imagine how awful it must be to have a sale fall through three times and I don't want to!

Never ever again, I am only moving out of my current house feet first (or to move abroad to the sun).

its a nightmare isn't it. Trying to move at the moment, have accepted an offer on house and buyer has had survey done which confirmed house needed some work but was worth the offer price. Given current market I had also 'sweetened' the deal by offering to pay for a couple of things on the survey (basically giving them a further £2k off the price).
Bloody buyer is now trying to negotiate the price down even further based on the house being 'old'

Some people are saying that sellers are greedy and that may be true in some cases, but I think that there are also some greedy buyers out there. Its definately a buyers market tho, and to even stand a chance of getting the sale to anywhere near completion it has to be defo at the right price (or less!) If you can afford to negotiate then I'd go for it, they can (and might) go elsewhere, sad but true.

Oh how I sympathise with you all!!!! We finally exchanged contracts with a buyer last Friday after 14 long months and 2 broken chains. We had more than 50 viewings (no we don't live in a hovel although I was beginning to think that it must be). I soon memorised my "things to do before a viewing" list and could do it in 10 minutes flat.
Only slightly(!) concerned that we have to be out of the house by 5 weeks' tomorrow and we have yet to find a rental property. We haven't been able to find anything that we like yet so needs must. When we find somewhere that's us sorted out for years to come as I can't face all this grief again.

Yes I think there are greedy buyers and I appear to have got one, we agreed on an offer 10% below asking price, survey confirmed that it was worth that price in its PRESENT condition but raised some stuff that needed doing.
I offered to pay for about 1/3 of the things on survey giving them another 3% worth of 'house value' and that those things would be done prior to them moving in so they didn't have the hassle factor of arranging them or living through the workmen.

They want yet MORE money off the price, not a bloody chance. Sorry guys but I'm not that desperate to sell, if you offer X, the homebuyers report says its worth X, and I throw in a 3% discount I think thats a pretty good deal.

This thread is scaring me a little, I am an FTB who has had survey done on the house we are buying, but the sellers haven't bought a house themselves yet.

We don't need to move for about 4 months so it isn't urgent but I hope nothing goes wrong, I really want this house (obviously).

Is being the bottom of the chain a really bad thing?!

LillyJ, don't spend any money until they have found a house or at least somewhere else to move to.

I normally say spend absolutely nothing but you may just want to secure that mortgage first. Don't pay out for searches or anything but keep your solicitor on standby. Inform your vendors that you will press the 'start' button as soon as they have found somewhere.

Having them in the situation where they too are financially committing themselves to sale is one small way to protect yourself from losing money if they pull out. Once they commit emotionally, they are more likely to proceed.
