An EA said to me on Monday - there are only two reasons a house won't sell - 1. Structural damage and 2. price.

My house is on the market, I had four agents come round, one of them valued the house at £40,000 more than the others. But no-one is going to pay that, I remonstrated! If they come from outside the area and don't look at anything else they will. When I said they would see on Rightmove he said no-body looked at that anymore!

The other three were honest and gave a reasonable price.

House not sold and we're considering a relaunch at a new price.

We sold our house late last year, we had 4 valuations and the difference between the highest and lowest was £90,000. We put it up for sale at the average and got 97% of the asking price, which we were happy with.

You couldn't make that up!! Some EA are just snake oil salesmen aren't they?
