New Boiler needed. Please help

I have recently purchased a two bedroom flat (first time buyer) and one thing i forgot to get checked out was the boiler, you live and learn.

The boiler is 17 years old and packed up 2 weeks after we moved in and am looking to get a new one. I have had a couple of quotes and i am not sure whether i am being qouted for a boiler which is of higher spec than what i would need to heat my hot water and flat. So i was wondering if anyone could tell me the sort of spec i would need for a 2 bedroom flat, with 5 rads and a shower which would run from the mains. This would be of great help, to either narrow down the quotes im getting or even look to purchase a boiler myself and just pay for it to be installed.

I have been qouted for

1) Worcester Bosch, 28kw, condensing boiler, efficincy 90% SEDBUK grade A £2450 (2 year warranty)

2) Vaillant, 28kw, condensing boiler, 90%, SEDBUK Grade A £2300 (2 year warranty)

3) Sabre 35kw, condesing boiler combi boiler (dont know the ratings as have not been given th model number) £1589 + VAT (1 Year warranty)

All include system flush, inhibitor and new gas pipe if necessary, a digistat and new TVR's in the bedrooms

    Good morning: Depends on which Vaillant and WB (would avoid the Sabre) My OH installs Vaillant...the Vaillant Ecotec Plus 831 has a higher flowrate (12.7 l/min) a distinct advantage when you have a mains shower mixer. All the combis will be overpowered for the heating in a flat your size but do modulate to meet demand.     Please be aware, many CORGIs will only fit boilers specified/supplied by themselves (reasons for this have been discussed on this forum so I won't go into it now;) ) Price is dependent on many factors eg. your location, site requirements etc.
