    Hi Emma

    Are the bits coming off around the bottom near the damp proof course or is it all over? You could perhaps have it fairly successfully patched which may not be that noticable when it is painted. Where are you based??

    Hi there,

    I am a woman and needed some rendering done to my house. Like you I did not know an awful lot about it.....now I do!!

    I did my research and basically there is the sand and cement render which does not seem to stay on the wall for a long time my friends dad had his house done and in 4 years the damn stuff is coming off. Also asked around and there is some that is sprayed on again someone had that and within 6 years that was coming off.

    Now I am all about saving money but dont want false economy and having to redo it so soon. So in the end I went with a company that put on quite a sophisticated system where there were two coats of render with these fibre things in it and they put wall plugs in. Then the top colored coat was not painted on but put on with a trowell and the finished render looks very good. My neighbours have commented on how good it looks.

    Ok it cost me more than sand and cement but I had a few of the "big boy" companies round and listened to their selling spiel and I have got the same system as theirs for 40% less in price. The company that I used even cleaned up after themselves ..which is a bonus and there is 10 year guarantee which will be put to the test!!

    They are called Top Coat and I think they cover the Midlands the number is 07528 799013..it may be of use.

    They are mostly at the bottom, and around the drain pipe. But over time, more and more around is coming away. Some bits are ok and aren't showing any signs of coming off yet.

    Sorry to be cheeky, but how much did it cost? Before I get my hopes up and ring them, I need to see if it's anywhere within my budget!!

    There is nothing wrong with a sand and cement render if it is done correctly, ie proper preperation and good practice is should last at least 20 -30 years even on the most exposed gable ends.

    The render as you describe sounds like a product called K-rend [which has a colouring pigment in it] and is based on the same prinpal as a conventianal 2 coat render system, the fibres are added to your second coat, all they do is make the render less prone to cracking or crazing but they are a bit of a gimmick as lime does the job just as well.
