What's the worst that would happen?

I'm living in a hell at the moment.

My flatmate is an alcoholic and is spending all his money on booze and is behind in paying bills. I've signed a lease due to run out in Oct, but I don't think I'll be able to last that long - as every month my flatmates pays me less money to cover bills etc.

So I'm asking , what is the worst that could happen if I paid all bills up till end of April (when the rent is paid up for) and then just leave. So in effect leave the agency with a contract from May - October, but not fulfilling that contract. They have £750 in deposit which will pay for May, so it means I would be legally binded to pay June - October.

I understand if it got far I'd get a CCJ or a default, but I'm wondering what the worst can happen. I have an excellent credit report. I don't plan on owning a home and have enough CCs to last me a lifetime. I also have savings to clear my debts as well.

So I'm thinking that I'd just never get accepted for credit for 6 years or so - or can something more happen. I've been to the CAB and they said that unless the agency allow me out of contract due to my circumstances then they'll just chase me for the money.

I planned on sending a letter and going in explaining the situation and that I was leaving - as they've already said they wont cut the lease short. I don't need credit and don't need anything from banks accept for a current account, so I'm guessing that I'd just have to live 6 years with a 5 month rent default and then I'd be fine, or would it be worse?

    Your post is confusing , if you have enough savings to clear your debts , why have you not done that ?
    If you did do that surley you would be able to afford everything till the contract ends , and then kick on WITHOUT your appaling house `mate` and youre credit status will be shiny and good

    You need proper financial advice i think and no doubt someone on here will be along soon to give it

    My debts are 0%, so no point in clearing them until I need to and i don't see why I should pay 7 months worth of rent, council tax, water and electricity while my flatmate pays less and less every month.

    The lease and all bills are in joint names, but it's very hard to prove who owes what. So my thinking is just pay all bills up and then move out, then the only bill I would be chased for would be the rent - but if I explain the situation AGAIN to the agency and advise them that I will be leaving the property then they may be more lenient in breaking the contract but I doubt it.

    In my opinion , its only 7 months and lets be honest your flatmate is on the road to ruining his immediate financial future anyway

    Bear with me because I'm a bit confused.

    FlatmateS. Are you having problems with more than one of them or was that a typo?

    Would the agency accept you terminating the lease if you found someone else to move in in your place? Can you get your flatmate to move out and get someone else in in his place? Is there a clause in your lease that allows you to give a period of notice to leave early? I've only ever had 6 month rolling leases and that was always written into them.

    The agency will not accept a termination of the lease. I would need to find someone to move in to cover the whole lease not just my part and that wont happen as my housemate would have to agree to this.

    My housemate will not move out. He's actually gone AWOL at the moment and hasn't been around the flat since last Wednesday. He's not answering calls or texts - so I don't know where he is.

    There is no clause in the lease to terminate early. It is a contract up until October this year. Is a 12 month contract signed last October.

    Sounds like you need to grow a pair to be honest , gather up his stuff and lob it out the door

    Then enjoy the whole place to yourself , after all you are paying for all of it

    Don’t let someone else drag you down with them, some people can only be helped to a certain point then they must help themselves, make up some sob story that due to ill health you cannot support yourself and need to move back in with family, appeal to the agencies better more understanding side and see if that swings it for you, or bump the lot, move out don’t tell them where you have moved to and when letters start coming to your new address just deny any knowledge, not the best plan or advice but I don’t see any other way forward other than sticking it out until the leas runs out, telling a few white lies to swing it in your favour or just run! And keep running for the next 6 years until any debts are statute barred then you can start again. Good luck
