Propertysnake- see how drop prices

Im not sure if this site has been mentioned, but there is a site called propertysnake.co.uk where you can see the price drop on properties in the area - useful if you are thinking of buying.

It only shows the advertised price, not the sold for price so offers could still be put in below that!

    property snake used to be fantastic until Rightmoves lawyers got to it

    property bee is far more useful for individual users.
    It's a health benefit ...

    Unfortunately it doesn't show a true picture of the property market, I'm afraid. It just shows the properties which were overpriced in the beginning due to being in either undesirable locations, not very attractive, in need of work or decoration, or generally unappealing.

    You may get the odd decent property on there where the price has dropped marginally, but that's usually because the seller decided to lower the price a fraction in the same way MOST properties have always done in the past.

    Many properties market it at the highest figure possible, and then knock 10k or so off the asking price. It's a marketing ploy to make the buyer think they're getting a bargain, and it's been going on since time began. It's nothing new.

    pickled pink you are wrong

    over 10% of properties per month are being reduced in the areas I'm monitoring.

    this is not some tiny micro sample

    this is over 10k properties over various geographic locations


    and the reductions are happening at all price levels, with many properties undergoing multiple reductions.

    in a couple of months time, i'll also be able to show ratio of asking prices to actually realised prices.

    these are pure raw stats. Not some normative viewpoint.

    I occasionally have a look on property snake but isn't it the case that some estate agents are now wise to this and take steps to stop property appearing on that site?

    I was just having a look on the Rightmove site http://www.rightmove.co.uk/soldprices.rsp for actual selling prices (from the Land Registry), which I think might be more representative. They don't seem to have much data at all from my area in 2008, probably due to the very low number of sales(?), but it is interesting to look through.

    It can take upto three months for sale prices to come through from the land registry, which may go some way to explain the low number of sales.

    What does propertysnake have over proprety bee? Other than snake does it all for you? Im seeing 5% drops for asking prices in my area. The bulls or those with vested interest disagree.. Blindly. Its these i will not shed a tear for when the !!!! hits the fan :P

    - the whole of Cornwall
    - most of Devon
    - towns where people I know live
    - every town/village I've ever lived in or knew somebody
    - belgravia
    - W2
    - other random parts of London
    - every town where property that is shown on Homes Under the Hammer, Property Ladder and all the others are
    - where every member of my family lives
    - random places from TV programmes

    Addiction isn't an option with Property Bee, it's a fact.

    :)

    I've got the above for every property of every type from £0 to £30 million, including those SSTC

    Great news, not having distributed data was what drove me to collect as much info as I could, so I could build up a stock of base prices.

    Much easier if dd is available.
