I know of new build Housing Association properties that only come with a cooker.0

Over the last 10 years, I have rented 4 unfurnished houses.
Only the first had a cooker (built in)

Looked at a lot of rented properties, they've all had cookers in them - IME, in London, I've never heard of anyone having to buy their own cooker when renting, and it'd probably put me off renting somewhere. When we were looking in SW London a couple of years back, every property came with a fridge and washing machine. When we looked in SE London last year, half(ish) of the properties had fridges but none had washing machines fitted, so I think that depends on the area. I've never seen anywhere with a dishwasher though, and I certainly wouldn't expect that as standard. I personally would expect a cooker though, even in an unfurnished place.0

Mine has got a dishwasher, but it is a luxury executive designer apartment made of cardboard glued to a steel frame!0

Agreed but IMO it would be good practice for electrical appliances to be checked regularly and if you are signed up to a local LL Association Code of Conduct having appropriate electrical safety checks may be a requirement. It shows that a LL is diligent in observing his/her duty of care to the tenant
If a LL wants to list his property on the Univ Approved Accomm. lists s/he will usually be asked to provide certification for both the elec system and for any appliances.0 -
if a LL asks for a full NICCIE inspection of the electrical installation - s/he will get either a 5 or 10 year Certificate - why on earth would you want to test electrical equipment annually ??? - you can seee if the wires are exposed or the sheathing broken - and if they are, repair them or throw the item away - there is no need to employ expensive NICCIE electrical engineers for something so easy to maintain ones self.0
