Renting an unfurnished property

Hi guys,
My boyfirend has just asked me to take over managing his rented house. I have joined a site called RIKY so will be able to get loads of advice there will print off Shorthold tenancy agreements etc. But the tenant in there at the moment says we should have provided him with a cooker when he moved in, which we didn't because it was let as totally unfurnished. Does anyone know whether this is true or not.
Thanks for your help, and any tips on what to do and what not to do are most welcome.

i am fairly certain that you have to provide means of cooking and heating - every BTL house i have ever seen, bought, let, has a cooker in it0

There is no legal requirement to provide a cooker. It is however generally accepted that even an unfurnished property should include an oven/hob and washing machine.
If the tenant agreed to rent the property without one, there should be no need to provide one now. I would suggest however that it would be in your interest to do so. Both to keep this tenant and in finding future tenants.0 -
my landlord provides a cooker and fridge, not washing machine. Everything else is mine.0

Absolute rubbish. Many furnished AND unfurnished properties DO NOT have a washing machine.

I know of many tenants who have rented for many years and supplied their own washing machines.0 -
I have looked at lots of unfurnished rented and they have always had cookers. However many furnshed that I have rented have not had washing machines!0

I have a oven/hob and an under counter fridge supplied by my LL.
If it wasn't for the oven being a built in one, I wouldn't have expected one at all.
Never heard of a washing machine being supplied unless it was a furnished or part furnished property.
My Dad didn't have anything supplied by his LL when he moved in and this was a new build when he moved in a couple of years ago.
Unfurnished is unfurnished so there doesn't have to be anything in the property at all.

I have a property that I let out without anything in it, no cooker, fridge or washing machine. Its never been a problem0

Unfurnished should mean just that, you don't need to provide one unless you stated you would.One day I might be more organised...........

Well I suppose it depends on the area. I let out an unfurnished flat and provide all the large white goods, including dishwasher. The dishwasher is not generally expected by tenants in my area but the washing machine is, along with a fridge freezer and an oven and hob.
But at the end of the day it is all down to a private agreement between the LL and the tenant.0 -

I have provided everything in my house so im not too bothered!
My Aerial (TV) doesn't even work so I had to get cable! lolLoan-£3600 only 24 months of payments to go!!!
All debt consolodated and cards destroyed!!
