What is included in the house price?
Obiviously things like carpets and wooden floors are included but what about the following what do you think?
Sky Dish
External TV Aerial
Bathroom cabinet
Curtains and curtain poles
Blinds
Garden shed
light fittings
washing machine
Fridge

The solicitor asks the seller whats included, they can take as much with them as they like (but would be expected to make good). The seller fills a form stating what's included, whats not included but they'd consider selling seperately (including an asking price) and what's not for sale and will definitely be taken by the seller.
It's all open to negotiation though.Temrael

This has been what I've done throughout my various house sales & what I tend to expect from a decent vendor when buying also.
Sky dish- included, & when informing them of my move, Sky have always told me to leave the dish behind. Not that I'd have dreamt of taking it anyway.
External arial -included.
Curtains, rails, poles & blinds I've always included, & they are unlikely to fit the windows in a new place anyway.
Garden shed-included.
Light fittings I've taken if I've dearly loved them, but always replaced with something decent picked up reasonably from a car boot sale.
Bathroom cabinet I usually leave behind.
Fridge & washing machine included if integral, but if not, negotiate price with buyer if they are interested in purchasing.The bigger the bargain, the better I feel.

Yes, the seller gets sent a fixtures and fittings list, they tick what's is included and also can include items they'd like to sell.0 -
You shouldn't assume that the carpets are included?
The best way is to make an offer and say it's including fixtures fitting and carpets, etc... or make an offer for the house and a sensible offer for the fixtures and fittings and carpets (has to be realistic so you're not avoiding tax!)

Dont forget the bins .
I recently bought a flat and was told the seller was leaving the bins .It never happened . I did tell the solicitor but it was a waste of time .I had to buy 2 bins at £35 each .0 -

Very rarely do people include white goods in the sale of a house, its much more likely to be something that someone would buy or offer money on should they want it. In saying that its totally up to you, but as others have said, as the sale progresses you will definately be sent a list in which to enter fixtures and fittings that will be included in the sale. If its you selling, be careful what you put on here, and make sure whatever you do you wont want to change your mind on in theory (in practice not many would attempt to) the buyer can create quite a stink if you dont leave what you said you would include.
As another little point of things to leave, make sure that all electrics are left safe, ie don't remove things like wall mounted lit mirrors and leave the wires bare!! Same with light fittings, if you take them, you must leave the electrics safe and bulbs in place.
Wiht the satalite dish, shed etc, I personally would check if the person buying wants them (if you are sure you don't).0 -
I'm in the process of purchasing a house. My solicitors are still awaiting the mortgage pack which will include the list of items the vendor is leaving.
When originally viewing the property I was not informed what items were being left and I assumed (wrongly) that as the appliances in the kitchen appeared to be integrated they would be left.
I telephoned the estate agents yesterday to inquire whether the washing machine was a dryer as well. The estate agent got back to say that the machine was being taken. Obviously I was surprised but when I think about it the door to the washing machine is not attached to the cupboard.
On hearing this news, I thought I better check if the dishwasher (which is located in an island and the 7 burner gas cooker is being taken. My main problem is that if they decide to take the cooker it is going to leave a great big gaping space (I only need a regular 4 burner cooker, but would use the cooker left) and am concerned of the damage when removing it from the property.
I've asked the EA to go back to vendors to find out if these items are being left. I know it was my responsibility to ask these questions when viewing, but shouldnt the EA know this information already, and where do I stand legally when it comes to them taking the cooker and the look of the kitchen afterwards?

Smarty pants, I was in the same predicament as you regarding the cooker when I moved to this house,the cooker hood had been included in the house sale, but not the large Smeg cooker. So I agreed with vendors to buy theirs from them at half the shop price as otherwise I'd have had to go out & buy the very same cooker from John Lewis to fit in the gap left. There was also a gap left where they had their tumble dryer, but I didn't want to buy that from them as I have a washer dryer, but as my kitchen units are still sold by Magnet, I was able to order a matching unit from them that filled this gap perfectly.
It's not really down to the estate agent to know everything that is & isn't to be included in the house sale. Some vendors can be a bit deceptive & not totally up front with the ea on this score, as I've found to my cost.
As your solicitor will be providing you with a copy of the form the vendors have to fill out prior to purchase, this is the document to give you the relevent info, rather than the esate agents blurb.The bigger the bargain, the better I feel.
