Hmmm.. I would just refund him his £1 and then re-sell it and send an email explaining why... but that is me lolI

Suppose it depends how desperate you are for the space and if you think it's worth more than £1?
You could email asking when he thinks he'll be round to pick it up or you could email sayinf he has to collect within say 7days or it'll get resold0 -
26 days is plenty of time to pick up imo
