Hands up all those who think that EAs don't lie.RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

A lot has changed in the housing market in the last few weeks and I'm guessing that is the reason why the OP is getting cold feet rather than the decorative order of the place. Depending on where in the country the OP lives they may find that the house is now overvalued.
Ultimately, this is a moneysaving website
IMO it is total madness to fork out thousands of pounds just so you don't offend complete strangers who you'll never see again in your life0 -

True, but those with their finger on the pulse know the rot set in some time ago and became much more apparent, even to the less aware, immediately after Northern Wreck.

They are only problems when she deals with people like you. She's an adult and, despite everything, very successful, but can you imagine what would happen if she posted on here?

I had this happen to me. I accepted a very low offer on my property conditional that there was no further negotiation, particularly as there was a very samll amount of rising damp on one internal wall. As the sale progressed we increasingly felt we had done the wrong thing as the house was worth more, but we felt we should stick with our decision as we did not want to let the buyers down (newly weds). We then got a call from the EA saying the buyers were prepared to exchange the following day but that they had a builders report detailing work costing £5,000 and they wanted the price reduced. I asked to see a copy of the report and sure enough there was the damp problem. It also said the roof was under srtessed ( a victroian property) and needed strengthening although there was no obvious sagging. (If it wasn't sagging after 120 years it was unlikely to sag now). I told the agent we were pulling out. They then asked if we would proceed at the original price and I said no as they had purposely acted in bad faith. Don't assume the seller is always eager to sell to you. Try and reduce the price after the offer has been accepted and they may well tell you were to go.0

It says a lot for the OP that, apparently, he took no offence. That doesn't excuse dopester's behaviour though. I would like to think that anyone could come on to this board and ask opinions without others being judgemental in this way.
