Reducing Offer after we proceeded to sale

    if I was the vendor I would flick you the v's and go back to the other couple

    It doesn't cost £4000 to re-decorate a house and clear some rubbish from the garden.

    How much do you think it costs then.

    sounds about right to me.

    I wish I could get my house redecorated for £4,000! Depends what you mean by 'redecorate' I suppose.

    I think that all upset replies are from sellers. But it's buyers market and I why we would not try to reduce prices if we can. I could not buy one property in the past because vendor accepted higher offer after mine was ageed, and I lost on fees.

    I also got felling that EA agents were not honest about another offer.

    If you no longer care whether you get the house or not, go ahead and get your solicitor to make a reduced offer to their solicitor (have you got as far as instructing solicitors yet? If not, put the offer through the EA). What have you got to lose, only the house and it sounds as if you are really not very bothered whether the sale goes through or not.
    I'm a retired employment solicitor. Hopefully some of my comments might be useful, but they are only my opinion and not intended as legal advice.

    So there were no windows to look out of to see the garden at all? Surely you must have had some idea what sort of state it was in.

    Its no-one elses fault except your own that you didn't pay attention to details. Also, no one can make you push your offer up. If you didn't want to offer more than 198K you should have said no. Its not rocket science.

    Personally If I was a seller I'd tell you where to stick your latest offer. If people are going to mess vendors around after a few weeks whatever would the rest of transaction go like....not good IMO.

    Put yourself in the sellers shoes for a minute. If you thought you had sold your house then the buyers come back and want to renegotiate the price again what would you do?
    Don't tell me you would be happy to accept the lower offer and carry on with the sale because I won't believe you.

    I'd say you had cause to lower your offer if the survey bought up something major but you said yourself you just want the money to redecorate and tidy the garden. You should have thought about that before, not weeks down the line.

  • I am absolutely astonished at some of the vitriol contained in some of the replies here.

    From my point of view, and speaking generally here (I don't know the house obviously) I would consider £200k offer on a house listed at £202k to be far too high anyway.

    Den - do what you want to do. As a couple of other people have alluded to (you included!) it doesn't sound like this property has entirely won you over so don't worry about walking away if you don't want it.

    As the seller, yes I'd probably hate you for it... but so what? Why do you care about that one little bit? The day of the seller pulling all the strings has LONG gone, and it wouldn't surprise me if the EA was making up the £200k offer just to get you to bid full price.

    It's not bad?! Do you read news? Yes, some people believe that prices are right these days.

    I'm not afraid to loose, cos will be able to recover legal fees quite quickly, but it will take me longer to clean this property.
