    I dont think this will help at this stage - I think the EA will just go away, pretend to put the offer through, surprise surprise, not accepted!

    anyway they put our offer down and said they would let us know. got a call on the monday saying they had had another offer on property which was slightly higher than ours.

    The probability of an EA saying "We have a higher offer on the property/we have another good offer on the property/we have very strong interest in the property" is similar to that of the Pope being catholic... :rolleyes:

    Shame there's no device that will make a light flash when an EA is lying...
    they wanted us to come speak to the finacial advisor about whether we could afford it so that they could put it forward to the seller.

    went in and gave our details including the high deposit we had. we were told the other party also had a high deposit and would be in better position due to their 'slighlty' higher offer. we refused to 'up' the current offer.

    Nooooooooo, don't put all your cards on the table!! Play them close to your chest and tell them you're already sorting out a mortgage, so don't need their help.

    I'd tell the EA you're also viewing a couple of other properties this week, one of which you're very interested in, so won't offer any higher than your initial offer.

    It really depends how badly you want this property, but it's a buyer's market at the moment, so relax and play ball! The EA is only thinking of his/her commission...

    thanx guys for all ur replies, have been dreaming of estate agents all night!!

    the thing is , theyve told us the house is sold so that is what we are supposed to think. i think if i mention i know it isnt they will think we are still hung up over the house. but the thing is i do like it - at the price ive offered/can afford.

    the way we saw it was it was a must to see the financial advisor to prove we were serious. should have done my research on here befoerhand!

    we viewed two more prop[erties with them on the weekend and i got answer phone message from them wanting feedback and i dnt know how to approach them. we are not interested in either of those properties, i just want to tell em to stop wasting my time!!
  • The EA has a legal duty to pass on all offers. Fact.

    Any way you can contact the vendor? If so, get them to confirm the offers that have been passed on by the EA. If they don't match what you gave the EA then they are breaking the law.

    And on this one, I'd pull out citing the reason as you suspect the EA of being dishonest.

    no i have no idea how to contact the vendors because the house is vacant. im waiting for the EA whose dealing with me to ring and i will say to her as some of u suggested - we have viewed a couple of properties and that we are considering putting in an offer for 1 of them. see what their reaction to that its.

    I swear to god............. EA's need burning with camping gas stoves they think its ok to try to drag a grand out of someone for the sake of £10 (1 % their commision)

    i think maybe we should start a thread on how we could get our revenge on these !"£$%!!!!!!!

    ask them to put "having to see their adviser " in writing, they wont. they want you to use their adviser as the commision can be more worthwhile.

    estate agents make me sick reading peoples stories. how hard is it being honourable to both parties trying to sneak an extra £10 commisison per £1000. I mean, how much does an EA get as a cut?

    thankfully who we are buying from deleted the property off rightmove and took their number off the sold board

    had a call today from EA which i missed due to being at work. i delayed till now to ring and have bluffed to them about viewing houses and that we have seen one we like and are considering putting in an offer in for one of them. the silence was deafening!!!!!!!!!

    she then insisted i come have a look at a few more tomorrow but i told her im out again viewing tomorrow :rotfl: EA then said to come after that but i said going to be difficult to fit both in cuz am at work . so then she said how about thursday and i said will let u know - :p

    feel as bad as them now!!!!!
