Fancy a laugh....read this

This quote is for a single storey rear extension with a lean to roof, measuring 15ft wide by 10ft long. (dont know mtrs)

£2100 to draw the plans and submit, structural calculations (500 quid for materials, engineering manager at work reckons the material should be 1 peice of a4 paper).

£940 to pay the guy who put us on to this builder, this inc vat :eek:

£705 to supply the skips (we had a medium skip last yr and it cost £70)

£270 to lift the patio slabs and to dispose of in above mentioned skip:eek: :eek:

£1500 to supply and fit a medium window and a upvc french doors :eek:

£2600 to supply and fit new boiler and new plumbing (£720 labour and £1500 materials

£2000 to plaster the walls:eek:

£2500 to fit the roof inc 2 velux windows:eek:

These are the most shocking prices

Please tell me if I am being unreasonable.

    Hi Mizz-Pink. Sounds a bit dear. we are having a two story extention over the garage and along the side of the house. It will give us two extra double bedrooms, family bathroom and dining room and will cost around £40,000.

    The guy who drew the plans said it should be between £750 - £1000 per square metre complete. But may vary as to where you live. South of England more expensive.

    We have been quoted £1k per square metre from another builder.

    We having 2 local companies quote us on a conservatory.

    The 32k inc 4k budget for new kitchen, our budget is 3k for units, applliances, flooring.

    The £940 for his mate is what shocked us !!! The cheek :mad:

    Yes that does sound a bit strange. We had about 10 quotes before we took on a builder. We also used a architectural technitian - opposed to an architect, he was very reasonable and has been great. (£500 for planning and £500 for building regs). The skip costs sounds a bit ott.

    Did your engineering Manager at work not give any thought to how these plans were going to get on the piece of A4 paper?

    Expensive pen or pencil maybe, but I'd not trust his opinion if he misses out basics

  • Materials needed would be pens/pencils (rotring are a make for around £35-£50 of good quality) But you can just aswell use disposable pens such as staedeler for around £2.50 each which last around 2-3 months. Both are just as good in my opinion but other costs would be such things as a drawing board and certain types of ruler. The most expensive piece of kit is Computer Aided Design (CAD) which you need to submit planning applications in a proffesional manner. Costs around £700, but lasts as long as you want it to unless you want to get yearly updates. Even then your looking at around £1000-£1500 a year to keep all kit bang upto date such as drawing boards and pens, meaning after doing three jobs theyve broke even. So I think thats a very unfair price in other words to get to the point

    A grand to move some flags and a skip to take em away!!!

    If this builder has to pay someone nearly a grand for a recommendation then his work can't be up to much if his old customers don't recomend him.

    I would start again. I was gonna say try looking for a long established ltd company with a good reputation, but then realised how obvious this is.

    Like the idea for an architectural technician for the drawings. You could even try contacting your nearest architects to see if they have a trainee who could do the drawings for you. ust make sure they get someone qualified to check over them. It should be a doddle for someone just out of Uni, and the company should like the trainee bringing in some work.....
