            OMG! We're in the worst housing slump for a generation and peeps expect a sale with a house presented like that!

            OMG its not that bad! prehaps slightly cluttered. Hide it away! get rid of of those wardrobes they make room look tiny also any unneccesary furniture in the living room. everything should look light and airy, it needs to be properly staged. could make things as nutral as possible.0

            gert - i do think that if you painted some of your rooms in magnolia it would have a much better apeal - there are a lot of colour clashes between walls and furniture - eg in the lounge - pink and orange - you need to de-clutter and simplify things. look at all the other houses in bury in a similar price range - there are some cracking houses with neutral decor .... give it a go and then get new photos taken0

Actually, I think that is probably not too bad a conversion ratio. No, it's not utter rubbish, it's just partial rubbish. It cuts individuals purchase power based on LTV, but leaves it intact on Earnings Multiplier. It will have its strongest effect at the bottom of the market, where an unknown proportion of prospective purchasers will have found their purchasing power reduced by upto half. Net effect will be to reduce house values, but the extent will be less than 50%Squatnow says ""Reducing the LTV effectively cut house values in half"
