Well the house is finally up on the market after us uummming and aaarhing for ages!!
Piccies etc are on the website, board is up and we've got a viewing already on Sunday!!
Lets hope it's a quick sale!!

Had an impromptu viewing today. 6 doors down!! Think they were just being nosy!!!
Am getting the Estate agents to move the board as it's right in the corner of our garden and it looks like next-door is up for sale. People have been seeing the sign and going looking in next-doors windows!! Changing it is a priority!!!Made it - 15 years married!! Finally!! xx:beer:0 -

Just a quick update - house has been on market now for 2 months with no interest -73 people have had details, but only 6 viewings. EA says the feedback is that its too expensive therefore have dropped the price by 5k. Heres hoping we'll get someone now!!Made it - 15 years married!! Finally!! xx:beer:0

Unless you place is on at 80k, I doubt 5k will even touch the surface.0

Sounds like you have had interest. 6 viewings. Have a look at what you would like to live in if you moved and compare the price between what you have and what you can afford. That will help you to consider lowering your price to be a positive step forward.0

Whether it makes a difference to you is totally irrelevant to what people will pay for the property.
You think it's worth £88k. The market thinks it is worth less. The market is right, you are wrong. A properties market value depends on market conditions, including the availability of funds.
The recent reduction in LTV rates slashed peoples house purchasing power... reducing LTV from 95 to 90% means someone with a 10K deposit can offer £100k on a house, whereas under 95%LTV they could offer £200k. Reducing the LTV effectively cut house values in half... no-one has noticed yet though as there are still a lot of old offers/applications knocking around in the system from last year. Most of these will fail when the mortgage offer expires and the borrower can't get as good a deal.

Where I am, these used to "fly off the shelves". One sold at £73k last summer very quickly. In fact, in 2007, two sold at £74k and one at £63k.
Neighbour went on the market in early January:
£74k - January
£70k - February
£68k - April
£65k - May
In January there were about 3 viewings. Nothing since. They vacated over Xmas/New Year so it's sat there empty. Some relative comes over once a month and has a tidy around. There have been two workmen in there too, including somebody doing something with windows today.
No viewings since early April though.0
