    Hint (for some): this house should be listed at about £160k. they probably mis-typed £164,480 imho.

    Seriously though, I'd be interested to hear opinions on Llanedryn.

    I've looked at Radyr, Llandaff, Lisvane.
    ...

    And everything on RM looks like it's on a council estate.

    I thought from a previous post, that you had already bought in Llandaf.

    Llanedyrn is pretty ugly. But the council are planning to close the high school, so the area will soon be in the catchments for Cardiff and Llanishen High Schools. As you can see, that can have a major effect on house prices.

    BTW, as a Kairdiff boy, Llanedeyrn is not a particularly good area. (OK - it's [EMAIL="!!!!"]!!!![/EMAIL]!). Radyr, Llandaff, Lisvane and Cyncoed are considered the better residential areas of the city.

    Jonbvn is correct - Llanedeyrn is a bit of a 'reservation', so to speak. If you can afford to live in one of the other named areas, then do so. Lisvane is where Charlotte Church and Gavin Henson have a residence. You might also want to consider Llanishen, Heath, Whitchurch and Llandaff.

    Er, I think it was a joke.

    It's quite an interesting (to me) example of people leaping in with a bit of advice before looking at all sides of the problem.

    I'm a Cardiff girl (though moved away now) and I would not live in Llanedeyrn! To stress how much I mean this I grew up on a council estate in Trowbridge and lived for a while in a nice bit of St Mellons I wouldn't even consider a house in Llanedeyrn!

    It does all look very .... drab and grim.

    I look (online) every day in many places.
    I am looking every time I am out driving.
    Not seen one that I like yet :(

    I did set out to buy in 4 years' time though, so no rush. But keeping an eye out in case I see something worthy/right price.

    I know nothing of schools whatsoever. So I have no idea if that is good or bad.
