AFAIAA planning permission is not a pre-requirement for letting property. Planning permission may be required for some building works/alterations to existing premises, newbuilds or change of use. Properties may need to be registered as HMOs but thats a separate issue.0 -
Thanks tbs - I'm paying for the electric debt because theres a token metre in place, I dont get letters. When I first signed the contract the landlord gave me some numbers on an old bit of paper and told me I had to take it to a shop around the corner to get tokens. I noticed it was taking way too much money and the electric company confirmed I was paying of a big debt and they wouldnt send anyone out to change it until the landlord faxed a copy of the agreement.

1) No rent is collectable until you have an address in England or Wales (assuming you rent there) at which to serve notices. 1987 Landlord & Tenants Act, Section 48
2) Call the local council environment health department about the wire & window.
3) When you have the address, go ahead & sue, once you have your money then call Her Majesty's Customs & Revenues (HMRC) tax evasion hotline. http://www.taxevasionhotline.co.uk/

I dont want to NOT pay the rent because the last time I did that (not my fault because the landlord hadnt contacted me for about 6 weeks or advised me on how to pay the rent) him and his dad turned up banging on my door demanding the rent in cash there and then using bullying tactics. I'm 22, female and on my own so that really upset me. I called the enviromental health regarding the rubbish in the front and they told me I couldnt place a complaint because I live in the property and I need to resolve the issue with my landlord. They said they could arrange for the rubbish to be removed, but I didnt take them up on this because the landlord is constantly adding to the rubbish.2) Call the local council environment health department about the wire & window.

If there's a mortgage company mentioned on the land registry interests and she doesn't want to stay she could always write to him via them - inadvertantly tipping them off they should bump his interest rate to a BTL one...0 -

not paying the rent without an address is really the way such things are done and if you are willign to continue he doesn't have an incentitive to give you another.... you could always write to him recorded delivery to your address and sign for it on his behalf

I dont understand why it would cause him problems though, if hes paying it surely they wouldnt have a problem with him renting without an address. Brill idea about the recorded delivery, problem is he hasnt even put an intercom in so I cant have anything delivered or sign for anything because I dont hear anyone at the door.
I dont even care about the money - I just dont feel like he shuld be able to get away with this.0 -

Banks usually charge more for BTL mortgages - if they think he lives there he's probably on an owner-occupier mortgage (lower risk, lower deposit, lower interest rate) - if they find out it's a BTL they might charge or even back charge him the going rate for that type or mortgage....0 -
