Personally having bought a new build I would always buy an 18 mth old house for various reasons - 1. All teething problems SHOULD! be sorted - believe me there were loads in ours. 2 They come complete with curtain tracks!! - the amount of things that a new build needs can add to your cost considerably and not just the obvious things like carpet. 3. you are more likely to be able to negotiate on price - admittedly when we bought it was just going into boom time, but there was no way they would enter any negotaition (might be slightly different in this market, but)0

No crash here but definitely prices stalling and falling and lots of houses stuck on the market.

How true, I would say 80% of the vendors I've viewed properties of are in this bracket.... The fall in prices are affecting others but not their home.Keep the right company because life's a limited business.0 -
Exactly! Our home was valued 120K when we bought 4 years ago and was valued recently at 150K but if the next step up lowers in price then ours lowering really doesnt bother me at all.
