Overpriced by £35K?

    Hi Hearts

    My reasoning is that a very similar house in the same area built around 18 mths ago is on the market for £195K whereas this one is on at £230K. Therefore, the way I see it is that if I bought at 230K I'd be getting ripped off to the tune of 35K. And the one on a 195K has been on the market for a while so even that is probably overpriced!

    I have yet to see a new car customer drive their brand new car out of the showroom :confused:

    You save any confusion let me rephrase - new cars depreciate as soon as you drive off the forecourt of a garage showroom;)

    I understand what you are saying now. ;-) There is still the possiblity nicer house, better part of the street.
    Of course it could also be that they are priced higher with the knowledge that they can then reduce. Giving people the smell of a bargain ;-)

    Im not disagreeing with you here. I'm just trying to put across that there are still good buys out there, even in new builds. Detached houses where I live are few and far between, in new build. There are plenty new flats going up, 1000s of then! If the developers decided to go for quality instead of quantity and put up some detatched properties with a bit of space they might be surprised at the results. Of course its uneconomical, so never likey to happen.

    My casual observing of any new build -v- somebody needing a quick sale on the same estate is that:

    New build: you have to probably buy fencing, have to buy carpeting, have to have the garden sorted out (often lots of rubble buried in it and no grass)

    1-2 years old: bit cheaper than new and all the above already sorted.

    In 2000 my friend spent £3k carpeting her new house and another £3k landscaping her 20' square back garden. In addition to this, being a new house, she decided to buy pretty much everything new from scratch, including a lovely Italian leather sofa (to match the new carpets), new curtains, new lampshades. Then her dining table didn't fit so a new one of those was needed. And for the hole in the wall where a fire could be, there was the cost of fitting a living flame style fire. By which time it was Xmas... so she needed a brand new Xmas tree with decorations that matched the carpet.

    The new houses in this area seem to be £10k-£20k cheaper than 'used' homes of the same design. The developers around the corner seem to have about seven houses that just won't seem to shift (last few remaining). Lovely houses, 6 bed rooms in the roof type on at £315k. There are several lived in that are on at between 10k and 20k more. Justified in the EA details by landscaped gardens and decor. We have a friend that moved into a brand new house on a development around the corner 6 months ago and paid £179.950 for her 3-bed detached. Beautifully decorated but tiny. The house across the road (cobbled rabbit warren street with no where to park AT ALL) has just gone on at offers in excess of £220k. In fairness it hasn't sold and I would be amazed if it does.

    I wasn't wasting anyones time - just making an offer that, when compared to similar properties in the surrounding area - ie next street - wasn't too unreasonable.
    As I said, similar house, exact same area on for 195K for about 6 months now so not selling even at that price. Fair enough, I know it was a very low offer but it was a genuine one based on what we could afford. They could only say no - which they did. Fair enough. I hardly think taking 2 mins of someones time to reply to an email is a big put upon them.
