Renting

Hi All,

Wonder if anyone knows about this

Me and Partner are going to rent instead of buy as got turned down for a Mortgage in just partners name, mainly cos she was classed as Agency Worker even though had permanent Contract but ha donly been there 7 months and needed to be there a year.

So, we are looking to get an Apartment which we were asked on the phone if we had good credit. my GF said it was average and woman said its fine, alsong as no CCJ's. My point is, what sort of Criteria do you have to meet in order to rent.

My Girlfriend has 2 Satisfied Defaults, one from over a year ago and is Contracted to work for Boots through her Agency on a Permanent Contract which is renewed every Year and she has been there 7 Months

My Situation is, I am in an IVA and have been for about 3 MOnths, and I have a Permanent Contract which I have been in for over a Year

We have paid a Reserve to take Apartment off To Let list. I am just worried that we are gonna get told, we cant rent this place cos of either Credit Problems or both or GF work Situation.

i mean we can easily get Gaurentors to put their name down, but not sure if this will work

Anyone know anymore on this?

    take all the info you have about your credit reference and your guarantors and pay slips etc to the agent - that will show you are being open and above board - good luck

    I mean I have not got a Debit or Credit Card so will have to send off for my Report. Girlfriend can do hers online.

    Checked there Website and it says nothing about Credit checks but not sure.

    Just don't want to admit to Bad Credit if they weren't gonna Check me in the 1st Place and then they start deciding on what I have said not to give me the Apartment after all. But, on the other hand, i think if i just tell the truth and at least be upfront, I will know straight away if they will Accept me or not

    I would ask the agent (give them a anonymous email or call) asking if they credit check etc. Most agencies offer the landlord a tenant insurance, so if the tenant fails to pay, the rent will be paid through the insurance. To have this insurance, the tenants must pass a A, which means either a great credit score or guarantors, bear in mind the guarantor needs to own their home, work full time with a good income and pass checks. Alternatively, rent from a private landlord although some private landlords use Tenant Verify service too.
    Best to be honest and upfront, not may people these days have great credit.

    I read there Tenancy Section, and does say they Offer that Tenancy Insurance as in they pay the rent for you to landlord if you don't.

    From this then, I am pretty sure we wont get anywhere near their Credit Acceptance, but my Girlfriend's Parents are willing to be Gaurantors, and they own their own home and have pretty good credit as far as i know. I mean is there any other option, I mean my Girlfriend has 26K in her savings and i have 3K, seems stupid for them to say we are too risky with all that cash there, even to offer them the Years Rent upfront would be an Option, then we would just use our wages to save it back

    I would offer 6 months upfront rather than 12, just incase you dont like the property. Usually you can get a discount if paying upfront, its always worth asking. Are you renting at present? If so can you not get references?

    I mean if it would secure the Place, I would glady pay upfront what ever amount of months they wanted.

    I am renting but my landlord is my Best mate and is just cash in hand, so he could give Reference but not an Official one through a Letting Agency or anything as just an Agreement between us 2. I have been there almost a Year

    My Girlfriend Lives at home, so she does not have any References

    They were unsure of what this Tenancy Insurance thing was that means they pay the Landlord if I don't, but I told them I saw it on their Website

    Anyway, I told them I had an IVA and My Girlfriend had a Satisfied Default, and it was Likely definately me if not both of us would fail a credit check with them.

    I explained that we have Gaurantors, and also enough money to pay off whole Years rent if need be, as don't want to miss out.

    She said that we still would go thruogh the Same Application Process, but was likely if failed, they would be llike, it has failed, so you need to do this as in Gaurentors or references ETC

    So fingers Crossed, it all works out, should get the Application Forms in Post this week

    Good luck! Its best to be honest, if you didn't tell them about your history, your application would have been rejected.

    They will process you application as normal. I will keep my fingers crossed for you.
