Have any of the tenants on here had dealings with the tenancy deposit schemes yet?
Has it made getting an agreement on value of deposit to be returned easier?
Has it made it quicker to receive money?
Or are all the LL you are dealing with ignoring the new rules?0 -
We were shafted once. We used their recommended cleaners and we couldn't do the garden due to bad weather. They tried to charge us for cleaning and doing the garden. We managed to get the cleaning money back but as we couldn't do the garden, we let it go but felt they were out to get us. Thankfully they don't exist any more.
We are about to leave our current rental and the place wasn't that clean before we moved on and it is being sold, so hopefully there will be no issue. We did do a thorough check before we moved in.An average day in my life:hello: :eek::mad: :coffee::coffee::coffee::T

TBH just for swiftness, I might try the land registry first. I know the LL has a distinctive name and It should be weasily confirmed with one of the neighbours who knows the LL. the neighbour says LL is lovely, and is a mate of hers etc. Personally, I think the LA are totally the ones to blame from not recieving the money back they are a bit of a fly-by-night type operation - althugh they were good to us while living there so will try to call as well.:beer: Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.

So what Shelter says about getting your LLs details from land registry isn't quite true? All you get from land registry is just the LLs name but no contact details?
"Giving the tenant certain information
All landlords have to give their tenants their name and a UK contact address. If the property is managed by a letting or property agent, they must also provide you with the landlord's full name and address."
" You should also be able to get your landlord's details from the Land Registry. You can do this online by filling in a form and paying a small fee."

I dont have the LLs address. tjhe LA has never given it to me, and im fairly certain they wont give it me now!
I am ready to do my LBA, but not sure who to address it to, I expect the LL, burt if I dont have an address.....maybe i'll email the LA now and see if she replies ( cant see it)
Do I have any RIGHT to the LLS address now, as I am no longer a customer IYSWIM? anyone know?
I just paid the £3 to land registry and the document I then downloaded does have my LLs full name and address. So you could get the details for court from land registry - if they took a btl mortgage out.
