Renting in London

Daughter has got a new job and needs to relocate in London. She would like to rent a room in the Stratford area in London. Can somebody advise her where to look and the price she should be expected to pay? Also any good website she could search for renting or buying in London (greenford area) Thanks

The Loot is where many, many rooms and flats are advertised for rent. It's a paper that comes out every couple of days, but they have a website too. Here's a link to the renting bit!

Been a long time since I rentedso I'm not sure of price - around and upwards of £300 a month I'd guess

This is the exact situation I have found myself in the last 2 weeks. Got a new job and the hours mean I have to relocate to somewhere in the Docklands.

I am going to be renting a room temporarily in the East India area as of this weekend. I would suggest that she be flexible in the areas she considers - the Docklands has a lot of property but depends what her budget is.

Are you *sure* she wants to live in Stratford? It's erm, not the most desirable of locations.

Just because someone works in East London, doesn't mean they have to live there, on the doorstep. Why not consider locations down the line, such as Brentwood etc?But yes, Loot online is a good place to start. You might have to purchase early bird tokens to access the most recent rentable properties. Otherwise it's a free service.

Have a look on https://www.moveflat.com (mainly for flatshare but also has a flat rental section), and also https://www.gumtree.com. The latter particularly seems to have a pretty quick turnover and loads of properties, so they should give you a good idea of price. I found the flat I live in now on it. Both sites are free. Have a look at places on the right transport routes too, as meanmachine says you don't necessarily have to live where you work - look at https://www.tfl.gov.uk to work out tube/bus/train routes.
    Good luck!

I do not think, she minds where she lives as long as it is affordable. Her friend mentions Stratford because of the Olympic but it's still many years to look forward to it. Anything near Birbeck University and a good area will be worth considering.

I think Birkbeck University is right in the middle of Central London.

Having lived in Stratford for a number of years (but not for the last 6 years) I would say Stratford is cheapish but I wouldn't say its nice and I would have thought having olympic building work going on while renting a place probably wouldn't be good (and as a renter your not going to get any benefit of potential house price rises). You've also mentionned Greenford which is completely the other side of London and I would expect a lot more expensive.

Without knowing what sort of rent she is thinking about paying and whether shes looking for a room in a shared place or her own plce its difficult to know what she will class as affordable.

Birkbeck is right in the middle of Bloomsbury, right by where I work, and so you have loads of options - anywhere on the central (get off at holborn), northern (goodge st, warren st, tottenham court road) or piccadilly (holborn), or i guess victoria (warren st) lines would be good if you wanted a quickish tube journey in, and there are loads of bus routes from the north and west crossing and culminating in tottenham court road, and also in holborn. Stratford is on the central line but there are other places that I would imagine are as cheap and may be nicer (not an east London expert so can't really say) that would be as or more convenient. For e.g. I live in north London, zone 3, and I can either take a northern line tube in, taking 17 mins, or a bus taking approx 40 mins. You also need to think about where is well served by night buses, if your daughter is likely to be coming home on her own late. Hope that helps :)

Don't Birkbeck have halls of residence in Hampstead? As a first year from outside London, does she not qualify? If she does qualify, that is likely to be the cheapest solution, as well as having many advantages.

You need to check the price of a tube weekly pass - varies according to Zone. Flats in the outer zones tend to be nicer and cheaper, but fares are more and travelling time is longer.

I can tell you that two bed flats in Finchley area are about £180 per week, if that is any help.
No reliance should be placed on the above! Absolutely none, do you hear?

Living in East London myself right now, and not a million miles from Stratford, I'd suggest that it's not at all a bad area to live in (East London, that is..). Rents around here are £650-700 pm for a two-person (1 bedroom) flat, I believe, while rooms in a shared house are pretty reasonable (by London standards!). It's probably worthwhile trying to get something on the Silverlink line in to Highbury (easy for the Tube after that) as it seems to be cheaper than near a Tube or the Docklands Light Railway.

    Good luck!

She is going to work there, therefore I do not think she will qualify to live in the residence hall. I am thinking of about £500 maximum for a room in a shared house. Thanks to all of you who took the trouble to advice me.
