Leadwork kills prices now if you have abutments all around but if you have a two straight sides terrance with no valey the prices above seem about right 3-3/12 thousand for concrete tiles mainly calderdales or double romans used. someone talked of the spanish slates they are fine but there are a number of different grades brazilian ones are comming into the market a lot and look better but are a little more brittle still can't beat welsh but the price is just too far out for most people.
On the person who posted the felt roof question I asume but am not sure they are talking of mineral felt shingles on quite a shalow roof , they did all kinds of weird things in the 60,s I have replaced a few like this the spars tend to be set a lot wider as there is not as much weight as tiles and one had stramit board another60' fave. which was compresed straw in 10f x 4f sheets and the other was wood wool slab which was straw and fibre mixed with cement , this would be a expensive job asuming this is waht yiou are talking about , just let the vendor sort it out0 -

We had a bungalow with this. The roof was copper on top of the Stramit. It wasn't half noisy when it rained, but you get used to it.No reliance should be placed on the above! Absolutely none, do you hear?0 -
I know this is an old post, but just in case this might help someone:
Just had a 3 bedroom terrace in London rully re-roofed.
To replace all slate tiles with new ones (Spanish slate), new box valley installed, breathable felt, wood battens, lead flashings 10500+VAT.
The roof size is aproximately 35-40 square metres. The work took 10 days or non stop work (half an hour break for lunch), but this included a couple of smaller additional jobs (at an extra cost) that I asked them to do. The weather was good, so this helped, it might have taken longer if it was showering.
This quote also included replacing the felt roof on the small extension at the back.
Very happy with the company (did some work for me before so I knew they were top notch, professional and reliable).
I got another 2 quotes beforehand, all of them very close to this price.
My advice would be: ask for a few quotes and make sure that all eventualities are included in the quote, without any vague areas. Good, experienced roofers will know what every eventuality might be depending on the type of the roof.
Ask for the samples of the materials to be used, or at least the brand/type of the material. Cross reference the materials suitability on the Internet, some people will use anything because it is cheap.
Very importantly, give them a camera and ask them to take photos of the roof beforehand and explain to you what they will do/repair/replace on the photos.
Get them to also take the photos of all the major stages of the roofing as they complete it (felt and battons placed, box valley installed, lead flashings, slates), plus the finished roof). My company did all of this without complaint, I wouldn't want to employ the ones who wouldn't do this as I can't go up on the roof myself.
I guess in the other parts of the country the cost would be much less, but I was told that for London (particularly Central London!) this was the fair price.
Of course, it was expensive for me, as our house is very small. However, I wanted it done by an experienced company and not just by a man with a van (a man with a van wanted to charge 7 500 thousand for the same job, so I reckoned I better go for an established company with lots of experience). Learnt in the past that doing it on the cheap just end up costing more in the end anyway.0 -

They originally thought they could replace the (leaking) central valley without having to do a complete re-roof. This worked for a bit but it started leaking a few months later. To their credit they returned and did a whole re-roof without charging for the 2nd lot of scaffolding. And to be fair it was our decision to try doing half the job initially, rather than bite the bullet and get the whole job done. A lesson learned. Anyway, worth getting them to quote. They were the cheapest of 3 quotes we had."

After I saw your post, I called this company to inspect my roof and give me a quote.
On the day they were supposed to turn up, they called me to say they couldn't make it and to change the booking. I would have appreciated a bit longer notice.
But the worst thing was, on the day of the second booking, they called me to advise me that if they were to inspect my roof, they would have to charge me 60 pounds + VAT to hire the ladders as my roof doesn't have the access to the roof from the loft space!
I have never had this happen before, all other roofers just came with their own ladders and inspected the roof. So that was my experience with this company. Not very professional, particularly as they didn't tell me this when I booked the survey (telling them that the only access is from the outside), but only told me this on the morning they were supposed to turn up. So they inconvenienced me twice and just put me off from using them as this didn't leave the good impression. Instead, I got someone else who turned up at the agreed time, gave me a quote and did the job to the very high standard.0 -
I work for a local roofing company and can tell you that a good price for a new concrete tiled roof is:
around £2,500 for a terraced, 2 slopes, no features house.
around £2,800 for a semi detached, 3 sloped, 2 hips, no features.
add around £200 for a gable or other similar feature (2 valleys, 2 front verges).
This comes from a firm based in Essex and is price before VAT.

Hi anything7pob,
I live in Essex too, and am in the process of buying a new terraced house however the beams have all been removed from the roof and it needs new tiling. Would you have a rough idea on how much this would cost to put back the missing beams and strengthen the roof with struts ,bracing and collars also for new tiling of roof.

After2yearsof leaks and repairs, we finally had to have our roof replaced. We have an extended bungalow and needed about 8000 tiles so the cost was £35k all in. After all the wasted money we had spent trying to sort out the leaks we felt it worth it and no longer sit with buckets wondering where the water is going to come in next.
An earlier closed thread mentioned Rooftec which was a company we used after seeing it promoted in Homebase.they were supposed to repair the roof tiles and cement and then cover it with paint which would prevent moss growing.
On dismanteling the old roof pieces of "The Sun" :cool:newspaper were found under the tiles and concrete had just been put over the end so beware that company!0
