  • thanks again all, finally the tears have stopped and im now planning what to get for the new place as its unfurnished, left our leather recliner in OHs brothers garage but i got a sinking feeling its gonna be a bit damp and smelly by now, but even that isne gonna upset me, in fact im off to go and do a bit of packing
  • A letting agent should give you a list of fees when you take on a property so that you are aware of all fees. What did your contract say when you signed it about fees? It should have outlined everything in it to safe guard agents imposing fees.

    It sounds like you may be better off paying the money to get yourself out of there but you should aske for a receipt stating what the money is for.

    I would also ask the agent for a list of their fees so you can see if it is indeed on the list.

    If they have nothing that says this i would try and get the money back from them after you have moved. CAB may be able to help.

    This is only from my persnonal experience of renting myself.

  • cant find anything in the contract about it and when i spoke to someone in the office she said that its not int he contract but there is a list of fees online, here it is

  • i tried to see if the refs people would contact last agents as they were great (Becketts in Finchley very proffessional and friendly) but they werent allowed and asked if they would accept the copy of refs from when we moved in (free apparently) but no to that as well.

    I did wonder who on earth would buy them... BTL Hamsters apparently.

    If it makes you feel better there is such a glut of rental properties in Luton you should be able to find a great place and negotiate 25% off the asking rent.

    (The reason for the glut is Luton has a large proportion of Asian origin residents, and they all decided that BTL looked like easy money. I'm not sure how they will explain losing their "investment" and their family homes when they go to Mosque, as Muslims are barred from taking/giving loans that incur interest... the immans allow people to get a mortgage to buy their family a place to live, but they'll be none to impressed when they find out how many people have borrowed money to join the BTL hamsters.)
    Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.
