in tears,. just want to move out

can estate agents charge for giving references to a referencing agency? cant get into new flat until we get our referneces from current agents but they refuse to give them unless we pay £30, some may say just pay and get it over with but the agents have been useless since day one, they didnt tell us about the noisy nightclub below us and have refused to fix furniture that was broken when we moved in (wardrobe that falls over when you open the doors making it unuseable as far as i am concerend) im an emotional wreck at the minute anyway and cant do anything without bursting into tears, ive spoken to the referencing agency and they cant use previous agents

sory if it doesnt make much sense and is all over the place but im so angry

  • dont they have to be upfront about fees though, theres nothing about it in the contract just a page on there website

    Didn't tell you about the noisy nightclub below? Did you not view the property?
  • viewed the property but the club has no signs and we were new to the area, estate agent didnt bother to tell us was only after we put down deposit we found out from a colleague about the club but naivly we thought that as flats are new they would be sound proofed,

    Come, pull yourself together, take a couple of deep breaths & focus - you're almost out of there, just a little bit more to do & you'll be free.

    If you don't pay up you're not going to be able to move on, so you might as well just pay up & take the hit, two months down the line you won't care about those £30 because your standard of living will be so much better.

  • Make sure you check out the new place VERY well and just pay the 30 quid, its worth it (karma will get the boogers)

    ...give karma a helping hand by telling anyone you know who rents to not use that agency. Tell them they rip people off. Mud sticks after all. A few people tell a few others and in a local area, word spreads easily. Agency's (especially small local one's) can be impacted financial by such views.
  • i'll definately be making sure anyone they show around whilst im here knows about the noise and the wardrobes, im now starting to worry about the deposit but at least were in the protection scheme.
  • oh and for anyone thinking of moving in or around Luton, the agent is Lenwells, i know everyone has different experiences but i personally would have to say AVOID and if you do go through them make sure you ask if there is a nightclub nearby and whether there are any extra fees (ie giving a reference to another company) and check all furniture before you agree to anything
