Hi all .looking for advice as we don't know what to do. Here is the story....
We have lived in our 3 bedroomed semi for 20 years and seen all the children through school. now just the couple(us) and 1, 18 yr old boy living at home.
We have had the house for sale for 6 months (so no hip) We now know we put the house on the market overpriced and have reduced 3 times. Now at £235,000. We had Ea x3 around yesterday. Ours and 2 others to seek advice as to the none sale. The outcome was to empty the house as much as possible ( here we have a problem) Oh thinks if we start throwing things like furniture out we have not got the money to replace. I say throw out as the stuff we have is not of great value and we need more moden things.
Our EA wants us to go down to £230.00 The move is so we can be close to the inlaws and for my OH to be of help in their later years. For me I would like to be close to the sea. We would like to move and change area
BUT
To do so we feel by selling at a low price we will only be able to aford a smaller end to terrice.Oh will have to make a company move and accept a lesser wage...Me, I shall have to get a part time job to help with the bills.....
Or do we stay put in our house? The easy option is to stay and we will have lost no money. If we move oh can see a lot more of his parents.New area, new things to see...

Stick them in the loft? Rent a lockup garage nearby? Both options if they're worth keeping.
If they're not worth keeping, sell them via small ads in a local paper, or notice in the local shop. If you don't think anyone will pay for them, then Freecycle them.Our EA wants us to go down to £230.00 The move is so we can be close to the inlaws and for my OH to be of help in their later years.

Are you saying that "if we didn't move to be nearer the outlaws, but moved nearer to the sea, then OH would have to change jobs and you would have to work?
Sorry .... are there three options .....
Stay put
Move closer to outlaws and get a decent property
Move closer to the sea and get a lesser property, a new job for OH and a PT job for you, too?
From a house point of view, it doesn't matter. Without borrowing more, then you move to an equivalent property in a different location. A different location can mean that you swap a four bed detached for a 2 bed terrace ... or it can be the opposite - you sell a 2 bed terrace and get a 4 bed detached. They are "worth" the same as you get the equivalent value, but a different house in a different area. And as we know, location is a large part of what you're buying.
Your dilemma is, do you pay for your preferred location by OH changing job and you taking up PT work? Is that a price you are both prepared to pay?Warning ..... I'm a peri-menopausal axe-wielding maniac

Do you have a link to your house for sale?
Remember that if you move then you are going to need to clear out and organise anyway - it would be far better to start that now and know what you are going to take. Get all your cupboards organised, so that when it comes to packing, you don't have to sort it all, which adds so much time to the process.
And it helps sell the house if everything has a proper place. I leave absolutely nothing out on view that isn't furniture or ornamental.Everything that is supposed to be in heaven is already here on earth.

Where abouts do you live now? Can you post a rightmove link to your property, people can give feedback on things you may not have noticed.
Im guessing as you bought 20 years ago you will still make a lot of money?

Perhaps this needs more lateral thinking as there seems to be a lot of emotion tied up in this.
As we get older it can be difficult disposing of possessions associated with events that occurred when we were younger.
Where do you both want to be and what do you both want to be doing in 5,10,15,20 years time?
Are you people who will leave their house and possessions for the children to sort out after your demise?

a good friend said to me once " after something has left the house, you will have difficulty remembering what it was" and i have found that to be very true in my current decluttering stage - its only "stuff" - you will always have your memories0

We've done similar - about to move 300+ miles away to a more expensive area. We decluttered and downsized on the furniture before we put the house on the market. In recent years I've changed my attitude to possessions. I used to think if there was nothing wrong with it, it wasn't sensible to get rid of it. Now I think that the less you have, the easier life is!
I would get rid of furniture you can do without if it's not worth much. The house will look bigger and cleaner - you could put it in the loft or garage but if you're doing that, surely you don't need it anyway! I've watched so many TV programmes where they do this and emulsion the walls and achieve a quick sale, it has to be worth a try.
If you can afford to spend a few hundred replacing the carpets and a quick paint job, yo may save thousands by not having to reduce the asking price. Have similar houses sold for £235,000?0 -

What did the other two agents say regarding the price? If you decide to carry on selling, I don't see the point in dropping by £5,000, anybody looking upto £230,000 should have already had the details on your property. You need to advertise to a new range of buyers, so a reduction of £10,000 would be better (IMO).
Also, if you are going to move to a smaller property, your better off getting rid of the unwanted things sooner rather than later.0 -
Hiya again.we are decluttering again!!!we have lots of things we don't need or use. Painting the box room with cream walls and white ceiling (EA advised) as it is now mid /dark blue. Taking down the high fluton and ditching the wardrobe (clothes to be sorted and thrown or unneeded to go in loft). May be( having to buy) putting light coloured curtains in the front room for spring - deep red at moment. There are lots of emotions and tantrums as furniture gets moved, but as I said it could only be for a short time and putting up with it. The benifits of moving are new location by the sea and OH parents who are now getting on in years and will benifit from any help offered.
All sounds good But we have to sell our large semi and down size to a dearer area.Oh job transfer and myself a new job ( I am at home at the moment = having a busmans holiday). Furniture, some is getting thrown out, with tantrums to make space and it is nothing special.
I think I may have answered my own questions as to what to do but the answer is can we sell it? There comes a time when you can't reduce any more...

May be( having to buy) putting light coloured curtains in the front room for spring - deep red at moment.
Look out for these on your Local Freecycle and small ads, noticeboards in shops etc.I think I may have answered my own questions as to what to do but the answer is can we sell it? There comes a time when you can't reduce any more...
Every property sells eventually. But you need to consider what is a realistic price to accept
