There is a poster on here at the moment with a house on at £400k who is desperate for a quick sale and knocking 25% off to try to achieve it.

OP - I would start the bidding at 350k0 -

If somebody made me a derisory offer for my home, I would instruct the agent not to pass any further offers to me from that client. A fair and reasonable low offer would be welcomed even if refused. Fortunately, this has not happened to me.
Equally, if I make a good offer for a place and they refused, I would not expect them to change their minds a week later and accept. Sadly, this has happened. I made an offer at 98.5% (£360K on a £365K asking price) and it was refused. Looking again.

I started lower, at £345K.
I'm sure that they will come back to me to accept. After their initial refusal, I hope I find somewhere else this weekend.

I'd say you were lucky! A 365k house is very likely to be overvalued at the minute.
Why people are still willing to pay crazy prices now, when it's obviously a very bad time to buy amazes me. Madness.
There's going to be a lot of expensive lessons.
