house up for sale 450k, whats a good starting offe

doesn't seem to many of these threads around here at the moment.... but here goes (i'm probably going to be told i'm mad to looking to buy right now) but its going to be our family home rather than anything for profit.
house is currently up for 450k we have 375k in savings after selling our house last september. this house overall is very good size but has a small kitchen (which we would like to build a single storey extension on.
This House has been up for sale since september and still hasnt sold. Although the onwers have now refurb some of the rooms.
thinking of putting a offer in around the 420.00 mark. does this seem a good starting point bearing in my the current situation out there.

you're in an excellent position, no property to sell & plenty of equity. They say if you aren't embarrased by your first offer it is too high.

'If you aren't embarrassed by your offer then it's too high'.
You are in an excellent position with a large cash deposit. Play on this fact.
IMO, I would sit back and wait - you may get more for your money as the housing market [strike]corrects[/strike] levels out.

I'd be very surprised if you got that house for less than £425k.0 -
which part of the coutry are you in
and what else is around that area for that price.
both should give some indication of how much you could go for.0 -

looking in rayleigh, essex, and for the size of house i would say around the 430k mark but we have purposely not looked at any houses for a while just to get a break from it all really. I cant see many dropping around here despite the other threads on here about houses dropping.Listen to what people say, but watch what people what people do!!0 -
After months of looking and attempting to find the right place at the right price we have finally agreed a purchase at £500000 from an original price of £575000. A similar discount on yours would make it £382500, so what you are considering isn't unreasonable.
That said, it has taken 6 months and seven offers to finally get a deal that we are happy with. You may be lucky first time, you may simply have to persevere.

That's because house prices aren't dropping, no matter how much we all wish they would it doesn't mean it is actually happening. If you want that house buy it, dont waste years of your life hoping for a reduction in prices, life's too short.0 -
