    Arrgh! Please please say its not 12 weeks +. We are just waiting for the solictors to do there bit now. Does anyone have any idea how long this should take?

    Every client asks me this (I own a mortgage brokers) and I always advise predicting a timescale is impossible. It depends on literally hundreds of things.

    Ive known clients complete a transaction in 4 weeks, Ive known many others take over 12 months. A common misconception is that small chains = quick transaction.

    Im currently selling my last B2L to a cash buyer. I gave him 28 days, but he's now exceeded the deadline.

    My tips; Put everthing in writing by fax (dont rely on email) and keep asking 'what actions need to occur to make this happen, have couriers been used to speed up bits of paper, what steps remain and how can these be expedited? You must keep on top of your Solicitor.

    We managed six weeks when we bought our first (FTB). Both ourselves and the sellers made it clear to our solicitors as to the deadline so there was no doubt as to the date they were working to. We both kept in weekly contact with the solicitor to keep it on track.

    Solicitors are only human (?) and, when you are busy and need to prioritise, it is human nature to do the work for the clients who are shouting the loudest. It may not be morally right, but that's how it works!

    So, keep on at the estate agents and solicitors to keep things moving along.

    most new home developers achieve the completion in 28 days otherwise you lose your incentive the advantage is that we use our own solicitors usually in house, we use couriers to take paperwork across and we use fax copy of the mortgage offer, we get the deposit ready and we supply a search with each plot, otherwise the search can take time, the m/offer can take time as the above poster said keep on top of the process make a daily list of people to chase up, make a friend of the solicitors secretary she usually opens the post and knows what stage the sale process is at, plus if you keep asking to speak direct to the solicitor you are taking up their time and you end up paying in cash and some will avoid speaking to you although you are paying the bill.
    Its not easy to progress chase a sale on our development we are chasing 28 sales this month.
