How Quick can we complete.

If there is no chain, (buyers not in chain, and I am not buying) what is the fastest I can expect to complete a sale. I know 6-8 weeks is the usual quoted by the estate agents, but im wondering if it can be completed any quicker?

Also any tips on how to quicken the process?

thanks

    Good luck!

We have no chain AND my hubby is an estate agent and we still can't get it done any quicker!

I would forget the whole 6-8 weeks thing, try 12 weeks +.

    Sorry x

Solicitors work to their own time scale! That's half the problem!

Nobody ever sees WHY it should take so long. IT JUST DOES!!!

Just beginning to learn this. The seller's solictor took over two weeks to send out the conf of instruction letter to him. This was due to a back log of typing!

im in the process of buying atm with no chain from me or the seller the whole things taken over 3 months now, its been !!!! up after !!!! up so far so dont get to exctited when they say "you could be in, in a few weeks time" etc because things can happen as they have to us and have really slown the whole thing down. all you can do really is wait, oh yea and fork out tonnes of money.

Mortgage companies are not often that quick either.
You have to wait for the survey then for the formal offer etc.
I would not rush the solictor too much - lots of the things that happen are for your own good. While you are waiting do your own research - check local planning applications (often this can be done via the local councils website). Although the search will tell you the ones near that are important it may not tell you about any that are 1/4 mile away (which isn't that far really!)

I guess 2 to 3 months from offer to moving in is now the norm.
