    Thanks wriggly,
    I am a FTB too, and the house I am interested in has dropped 11k in the last 5 months!!
    Maybe that will make them less likely to take an offer though. (is new to this) :0)

    I think you're right about that. I kept that in mind when we bought a house recently, that the vendor had already lopped a big chunk off, and would probably respond negatively to an even lower offer.

    So we put in an offer only a few thousand off their new asking price (but more than 5% off their original price) to show we were serious, and then only moved in small increments during negotiations: one increment of £1000 and one of £500.
