How long has it been on the market?

Hi All,I'm a FTB and i'm going to have a viewing at a house on saturday, the house is empty and i'm going round with the estate agent and another couple. Did a drive by last night and from the state of the lawn (Overgrown and Yellow) i'm guessing the house has been on the market for a while, the estate agent website shows the property as reduced already and i've tried using propertysnake to find out the price that it was originally but it doesnt sow up.Any ideas how i can find out how long it's been on and what the previous price was?

All you can do is ask the agent and hope he gives you an honest answer

Although it doesn't work for all agents and is misleading if the agent has changed, you can find how long a property has been on the market by going to http://www.upmystreet.com/ and searching for the postcode. Click on the link to read the neighbourhood profile.

At the bottom of the profile page is another link to search for property for sale in the postcode.

On the first property result page is a search form - click on the Find button. You now get a list of properties radiating out from this postcode, and the information of when they went on sale with the agent.

That makes for intersting reading. I've checked some of the properties that I am currently selling and the dates appear to be accurate to within about two weeks. It isn't entirley accurate as some of the properties were on the market with other agents and the date on market refers to our marketing, not the original agents.
  • Thanks for the advice, unfortunately though this house doesnt appear on there either.

I guess i will just have to ask the agent when i'm going round.
  • That's a really good find wriggly.:T
RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

    Thanks for the info wriggly.

I didn't realise that the property I am watching had been on the market for a year!

Be aware that not all properties for sale are included.

The method above is quite cumbersome, but OK for occasional use. However, since this seems to be a popular tip, I found there's a more direct route. You can go to http://www.upmystreet.com/enter-location/buying-selling-property/properties-to-buy/l/ and enter the postcode to get straight to the page showing the date on the market.

Knock on doors and ask your future neighbours. You should also then get good local info, and even details of why owners are selling.
    Been away for a while.
  • Try putting in the postcode here: http://www.propertysnake.co.uk/
If it's on it, it should give you a list of everytime it's been on and off the market recently with changes in prices.
Interesting site for anyone keeping an eye on property prices.
