help! any condensing boiler installers there?

In 2006 we had an extension built. We have not yet had building regs signed off by local council.

Our CORGI reg installer put a new boiler in our garage. Worcester 30CDI. The horizontal flue points outside the house but like, many semi-detached properties, there is only our pathways between the buildings.

The distance to our shared fence is only 0.9m and there is approx. another 1m to the side of their house.

The flue is positioned just over 2.1m from the ground.

They have began to complain (after waiting since the Oct 06 installation) about the plume. I see their point and want to help to solve their grievance. Having tried to read up on the part L regs online it worries me that my installation may be deemed non-complying. Is there a way I can solve both the compliance of part L and help the neighbours? Please advise of the cost effective way I can redirect the plume/comply.

Just when we thought all was done this problem has reared its head! We don't want to contact our installer just yet without further background knowledge - we've had too many problems so far...

    What, exactly, is their complaint? Noise? Warm air?

    You need Part J for compliance re positioning of the flue.

    Can you put in a 90° bend so it points upwards? Or would this not solve the problem?

    They say plume extends to where they walk to back of house, move their wheelie bins and can drift towards their open kitchen window (I think they are exaggerating with the last part).

    90 deg bends could do the job.

    I need to be sure of the legalities of what I'm doing/flue positioning.

    Give Worcester a ring ( 08705 266241 ) they will probably ask for your CORGI number,
    Just explain to them your situation.
    They should be able to give you the minimum distance between the flue outlet and the boundary .
    It also may be on your paperwork you got with the boiler.
    DO NOT interfere with the flue, the very least it could do is to void your warranty .
    Problem is, even if the flue is legal your neighbours are still not going to be happy.
    There are many flueing options, but changing it once the boiler has been installed will be expensive .

    oh.... is it a flat roof above the boiler ? if so you could have a vertical flue :idea:

    I'm inclined to say "so what :confused: ?" It's just about 2m away, so how does it affect them?

    The horizontal flue sits 2.2m above ground on the side of a 2 storey, tiled roof extension. The flue (and any plume) goes over our fence (0.9m away) - not against it - and judging by the worcester installation booklet the distance to "a boundary" (I read this as an obstruction or wall rather than the plane of the boundary line) is adequate but common sense installation should have avoided our neighbour issue.

    I guess a vertical extension could be fitted to divert the flue plume away but I just wanted to suss out some advice first and clear things prior to our building inspectors visit to sign off the extension. As our installer has already made this "gaff" on top of others I didn't want to wade in without any prior facts.
