    It doesn't necessarily mean the house is small, just that it is smaller perhaps than houses in the same price bracket. You are pricing higher than the new builds? How do the square footages compare? Square footage begins to play quite a part when you are up to that many beds. Does it have a small garden if it's a courtyard development?

    I have a 5 bed Georgian house - the vast majority of houses in this town are new build as well. Our sale fell through but the viewings are coming in again.

    You have to go by what your viewers are telling you. Virtually no viewings is either an indicator that your house is being incredibly poorly presented by your EA and people just aren't seeing it, or it's that overpriced people don't simply view.

    What were your valuations like? DId the EAs genuinely tell you or they ask you what you thought? Most ask what you think, which is a question I refuse to answer as they use it of course to influence their valuation and win business.

    Would you like to post a link? It's always easier for us if we can see what we're talking about. No doubt someone will ask you to change the colour of one wall and put a vase on the kitchen table, but it's genuine feedback that EAs don't often pass on.
