    It has probably gone stale by now. Might be better to take it off, leave it off for a few weeks then pop it back on with fresh photos, HIP tripe and a new agent. Have a look at similar houses on rightmove and check out sold prices. Is yours priced the same or higher? Has anything similar in your road sold to close to what you are asking for yours? If not then it is harder to convince punters it is worth more.

    I agree with Rick, if people are saying it's too small they are actually saying it's too small for the price you are asking.

    We have EA in this area that have pushed us (when were buying) into looking at properties we had no interest in at all. Our main criteria was a large garage (my DH has a car he races and takes to shows) the amount of times we asked about a garage to be told - yes, around the back but it's been left off the details. Guess what - no garage. We have given feedback on a house being too small, only to have them try to push us into seeing another identical house. So if you haven't changed agents yet, it's time to do so. But I would strongly advise checking prices of similar properties in perhaps a wider area. While school catchment can add a premium, I do think that some EA add too much on top for that privilege.

    Remember also that the old saying of your house is worth was someone is prepared to pay for it is now not quite so true. If the house sells at the asking price a surveyor can still down value from that.

    Personally, I think your photos are a bit on the crap side, sorry.

    the lounge one only taking a pic of the solitary chair in the room suggests its poky. Most of the other ones are too dark.

    I would also remove the curtains by the side of the bath for the pics.

    Not sure about your pricing as Aldershot isnt an area I know, but maybe theres just not a lot selling at all right now :confused:

    I entirely agree that if the majority feedback involves the words 'too small' then it really means too expensive. People are looking at similarly priced houses and are generally seeing more for that money and are therefore turning yours down buying more for the same money. People looking for similarly sized houses to yours are finding cheaper houses because they are not viewing yours at all.

    12 viewings in that long really is paltry. It's indicating you have quite a problem with something. :o

    If the house is too small for a family with young children then the EA putting up the price due to good school catchment area is rather irrelevant. Good school catchment area is only an attractive feature with people who have children in the appropriate age range (limited client base) and thus doesn't usually add a great deal of value to the property IMHO.

    Julie... I had a look at your rightmove link and agree with Lynz that the photos aren't an attractive incentive for what sounds like a lovely house! The fact that they have mislabelled two doesn't help either! You could make the front of the house look a LOT more attractive by putting tubs of plants (or a couple of bay trees) on the plinths either side of the front step and taking the photo at an angle that doesn't emphasise the concrete drive. Personally, I'm always suspicious of any house where there is no picture of the kitchen. The dining room doesn't have a dining table in it which is confusing too! The details show you have a big garden (for the size of house) but the picture of the decking and the houses opposite wouldn't intice me.
    Have you thought about taking some photos yourself and emailing them to your agent to use. I'm appalled a the awful photos many agents use... just no need in this age of digital photography!

    Good luck to you both... it took us over a year to sell our last house and it really was an awful time. In the end we had to drop the price from £225,000 to £199,000 to generate interest and eventually accepted £185,000. This was a drop of more than 18% but was worth it to finally be able to move. Now we just need to find somewhere to buy!

    Yes.... *sigh* really fed up of searching for a house we both like and can afford.... but with everything looking increasingly likely for there to be a HPC then maybe, if I can be patient and put up with renting for a bit longer then perhaps we can get somewhere suitable (if I haven't died of frustration first)!

    Saw something yesterday that would be OK and will be putting in an offer for 15% less... am not holding my breath though!

  • Our house is not really small. It is a 5 bedroom (plus study or playroom) stone, detached house in a small, courtyard development in a village. There is not really anything to compare it to. Many other 5 bedroom houses in our area (not our village) are brick and on large estates. Perhaps this has made it tricky to price.
