Any tips for me?

Our house has been for sale since the beginning of September last year. we have had quite a few viewings but still no offers. The price is comparable with those in the area, and in fact we are cheaper than 2 others in our street yet we have the benefit of a large garden and a conservatory and they don't.

My thoughts are now that the house is unusual with the front steps and large banked garden and that could be what is putting buyers off. Not helped by our estate agents sending viewers who say they had no idea about the steps!!!

Id appreciate your thoughts and advice. Is there anything you can see from the pictures that glares out at you?

  • The only thing I would suggest is maybe trying to put the caravan somewhere else while your trying to sell.

Also how desperate are you to move? If you want to sell, then instead of being comparable perhaps you could undercut the other properties for sale?

Not hugely desperate to be honest, we are quite happy to wait, its just some days I have a tendency to get rather impatient lol. I just wonder what is putting off these viewers?

I did suggest moving the caravan actually, but there isn't anywhere else for it to go and storage fee's would end up totaling more than the van is worth :D
  • No pictures of bedrooms or bathroom - that I would want to see if I were looking for houses.

The steps and bit at the top of the steps look a bit municipal and unloved - could you add a couple of nice colourful pots of plants to the top there? Maybe a couple of hanging baskets, one on the corner of the garage? I know there's not a lot to choose from plant-wise at this time of year, but I bought a couple of ready-made hanging baskets from Homebase last weekend, with bright-colured polyanthus in, for only £7.99 each.

The ad blurb doesn't really sell the house much, does it? Maybe this could be changed to add some advantages, e.g.:
Off-road parking for car and caravan / front garden
    - Garage under the house helps with insulation etc. (if it does).
    - Lovely view from end of back garden
    - Nice extension/conservatory

Otherwise I think the photos look good escept for the steps - so prettying those up maybe should be the priority.

    Hope this helps!
    :D

Could you just shift the caravan out of the way while the photo is being done? Also, I'd try to get a picture of the house from square on rather than looking up at it like that.

I'd lose the TV from the conservatory and stick some plants in there.

Nice garden BTW. Fancy doing mine?

thanks for your thoughts, especially about the steps. I do rather like the idea of a few tubs etc at the top.

Unfortunately, the only way to get a square on pic would be to stand in the people across the road's bedroom window :rotfl: Its on a hill, so across the road is lower if that makes sense,

TV can go yes, never used anyway so good point there.

The garden is nice, not so much this time of year but I do enjoy pottering. Thank you!

I always think that houses look a bit funny, photographed from below like that. Square on looks much better.
