Will they also expect you to pay the licence fee too?

When I was at university the landlords provided a large TV with licience as well as a microwave. I would say a landlord who didn't was stingy especially due to the low cost of electrical goods.

Far enough if the landlord provides the property unfurnished however if it is furnished a TV and microwave are standard.

If a furnished property hasn't got these they are just tight and should be avoided as you don't know what other short cuts they are taking.

IME renters normally come equipped with their own expensive flash TV, of which they are often inordinately proud

They wouldn't be interested in some old 2nd hand job.Wouldn't go with the leather sofa at all.

    ;):D
    Trying to keep it simple...;)
  • Just remember anything you supply if it breaks you will have to fix it or pay to.

If they're so low cost, why can't you buy your own???

Since when??? You NEED a washing machine to clean clothes. You NEED a fridge/freezer to keep food cold. You NEED a cooker to be able to eat a meal. You DON'T NEED an TV!! It's not an essential item. If you don't have one, your life is not in jeopardy!!

As a landlord I'm offended by this. How dare you say someone is tight and should be avoided just because they don't supply you with a tv. You sould like the typical student who thinks everyone owes them something!! Grow up.

To put some context to my situation, my tenants are not students. They are young professionals but the house is not a luxury let, by any stretch of the imagination, both in terms of location and rent I charge.

It appears there are some on here who feel that tenants have a God given right to entertainment at my expense. They also feel I am some kind of criminal by not meeting this demand.

As for me being tight, if my tenants can't afford their own secondhand TV, but can afford wireless broadband laptops, I would suggest they may wish to reappraise their priorities rather than come bleating to me.

Finally, the comment about short cuts, is also, in my opinion, rude. There is no call for this and it is, in my view, a very broad generalisation.

I'm glad, however, that most people on here seem to understand where I am coming from.

The tenants have no demanded a television, they've asked whether the landlord could supply one. It's not cheeky to ask. It would be rude to demand one.
f the relationship with the tenants is good and the landlord thinks that they are worth keeping then why not find a TV on freecycle for them?
    Happy chappy
  • I've rented quite a few places and none have had a TV (even the very well furnished ones) so it's definitely not a neccesity. On the other hand, if it's a shared flat, and the tennants are students, or tend to come and go, maybe it would be a good addition to the flat? I once moved into a student flat and was the only one with a TV, so felt compelled to put it in the lounge and share it. It was rubbish, as then it was on all the time, with utter !!!!!!, whereas I would have much preferred to be watching different things.
When I moved out, I then felt terrible taking it.

So it's up to the landlord, I guess, but HMO places can be harder for tenents to provide things like this for that reason, so if it seems worth putting one in, the LL could get a cheap one and keep everyone happy. Stick in cable TV and broadband too and you could probably up the rent :D

    Definitely don't.

My guess would be that if you provided a TV they would then ask you to pay for the licence (or tell an inspector that it was nothing to do with them and give your name).

Once you provide something you are responsible for maintaining it. So get a cheap second hand TV and in a few months time they will tell you its broken and that it took up a lot of room and could you get a flat screen next time.

the other issue is that if you as the LL provided it, you have to certifty its safe by PAT testing.

    Dont bother!
 Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.
Theres no dollar sign on piece of mind
    This Ive come to know...
So if you agree have a drink with me, raise your glasses for a toast
