  • Don't forget to find whtout the circs of the potential buyer are. It's no good accepting an offer if they're not in a position to move quickly i.e. an offer from someone who is a FTB, already sold or even an investor may be better than an offer from someone who hasn't put thier property on the market yet.

    Which part of the country is it in?
    What sort of flat?

    Auction is worth investigating.
    Find out how to get a property into an auction in your area, how much it would cost, when it would go in, what the likelihood of selling your flat in that area today at auction is. And look at the results from the last 3-4 auctions there to see what happened to other properties.

    But there are about 25 properties cheaper than yours that have 2 beds, so seems quite a bit of choice cheaper.

    And you did say you want a quick sale. So you have to make sure yours beats them hands down. Looking through, I think a few of those being sold are landlord's selling off properties.
  • The first flat is on a main road and the other 3 are in the council estate, whereas mine is in the 'village' My dad grew up in this area and we still have family round here so i know the area pretty well and the example that i showed has an old kitchen and bathroom where mine have both been replace within the last 3 1/2 years

    Thanks though made me think about my wow factor - oh lord now i sound like my boss!!
  • My mum has suggested some pot plants to brighten the place up... does anyone know where i can get some nice plants from moneysaving style? I think these would be much better than flowers as i think i could keep them alive a little longer :)
  • you could try reduced sections in all the main garden/DIY centres, it's often easy to get a bargain there.

    I just sold my 2 bed flat in December - the top tip i was given by the estate agent was to try and have the flat only 2/3's full - i.e. so when the cupboards are opened, it looks like you have plently storage and room to spare, rooms look not cluttered. This works especially well if you have family nearby, even better if they have a spare room!!
