i have a 2 bedroom flat in a nice area and me and my boyf have just found our dream home and want to sell this place as fast as we can! I know loads of you have loads of experience so i just wanted to know if any of you could give me any advice??

Be prepared to accept the absolute minimum you can for the flat that will enable you to buy the house. Good luck

The only way to sell quick is to sell a lot under market value.

i would go to an estate agent - they might have a mailing list full of people looking to buy a flat in your area for that price range. Good Luck - i hope you get your dream home0

Price is the key thing that will distinguish your flat from other properties in your area. Gone are the days when a lick of paint and a pot of coffee would do the trick.
I sold a very desirable property in a very desirable area late last year by reducing the price from £195K to £180K. Other (comparable) properties that I was in competition with at the time are still languishing on Rightmove at the same price they were at in September 2007- not one of them has shifted. Meanwhile, I'm sitting in my dream house.
Market aggressively by pricing to sell rather than to make money.
