  • When I bought my first house which was a new build, must be about 16 years ago now, I did my own snagging. I went through the house with a fine tooth comb, typed up a list and presented it with a covering letter to the builder and told him that the mortgage company wouldn't release the final payment to him until the snags had been attended to. They were all done in a couple of days.
  • With regards to snagging. Bellway have said they will fix anything before I move in. Plus come back 6 months after we move in. Then again in 2 years.

    So If I have a list and thing go wrong after we move in surely they would fix it?

    The builders are on site til July so bellway said it wouldnt take much to fix things are they arise.
    Isn't the knowledge that comes from experience more valuable than the knowledge that doesn't?

    Have no direct experience of Bellway, but my own experience of new builds - we have bought and lived in two - is that once the builders get their money, promises re repairs, etc., can go out the window - especially when they are no longer on site.

    Definitely get it in writing, check the house very carefully - make sure all lights work, toilets flush, sinks don't leak, TV points work, etc., etc., and get the house EXACTLY as you want it before moving in. Then you will only have snags that appear after moving in to deal with - and to be fair to builders, there are always a few even when they do a first class job.

    I like Julian's idea of telling them the final payment is conditional on you submitting a completed snags list to your bank.

    Bellway.


    There is also another Bellway estate locally where there have been construction problems and the owners have been witholding maintenance payments. The management company then take the owners to court for the payment.

    As stated by some posters, a valuation survey will have to be done on behalf of the lender. I don't know about all cases, but In our case I had no input on who did this survey - I just had to pay for it!!

    We had the a professional snagging inspection done, which I thought was excellent, since they assisted in chasing the builder to rectify defects. BTW, I am a professional struct engineer (not working in property though) and the amount of defects they found was amazing, even to me.
    In case you hadn't already worked it out - the entire global financial system is predicated on the assumption that you're an idiot:cool:

    lots of new homes developers will not allow a company in before completion so dont be worried by this you can always get it done afterwards.
