Witholding rent due to noise issues

I sympathise I was in your position 18 months ago. After more than two years in a flat, I got some new neighbours. They were very noisy. I subsequently learned that they had a music studio. It was a converted house and we had the same landlord. For more than a year I put up with it along with with the police raids (they were also illegal immigrants), litter etc. I complained to them, then started shouting at them. I told the agency; nothing changed. In the end I moved and made sure that the landlord knew why. It has cost me money, but i don't regret it for a second. Some people won't change no matter what you do.0

clutton has given the right advice.
Speak to Environmental Health and start a noise diary. If they prove that the noise is unreasonable and above certain levels, they can seize the equipment making the noise and prosecute the perpetrator.
If you would rather just move, write to the agent detailing your terms. Without EH being involved you may find that the agent/LL does not offer suitable terms (e.g., a free move; all deposit back early).
Cases like this need action otherwise the idiots will win.

Just my experience of neighbours with all night parties every week.
Keep a noise diary.
Involve:
Local council.
Local councillor.
Owner of the property.
Owner of the freehold.
Complain to Police non emergency phone number about anti social behaviour . Get a log number.
My Chief Constable has been given targets to reduce anti social behaviour.

Isn't it absolutely amazing how tenants think they can withhold rent because the neighbours are noisy ?
How do you think a mortgage lender would react if a buyer withheld his mortgage payment for the same reason ?
TENANTS ARE NOT ENTITLED TO BE TREATED ANY DIFFERENTLY TO A OWNER OCCUPIER.
They certainly are not entitled to special treatment just because they pay rent instead of a mortgage.0 -

thanks for the replies. My wife has spoken to the LA again and again been given a verbal agreement that we can end the tenancy early yet still nothing in writing. I do have an email from the LA stating "However, I have agreed with Mrs **** that if the issues prove not to be resolved within the agreed timescale then we will release you early from your agreement."
Even though it's in writing it seems too vague and based on conditions. Any advice in pushing the LA to get the tenancy ended. I am currently 1.5 months into a 6 month agreement

i agree that tenants have no more rights re noisy neighbours than owner occupiers - perhaps someone can please tell me which legislation gives tenants more rights ?
