    Thanks again for the replies.

We rang the HA yesterday (19th October @ 9.00am) and told them the situation and they sent an emergency plumber out and he also came up to our property to see if he could help. He was the same HA plumber that came out on Thursday 15th and he removed a panel to get underneath the shower tray to see where the leak was (the shower tray is raised up about 4inches because of the pipework underneath) but the wooden plinth that the shower tray rests on is completely blocking any access to the pipework ! The only way to see underneath is to remove the shower enclosure and to lift the shower tray…!! The HA plumber then came out with a few expletives and said the installation overall was poor.

Also now the towel rail has now become partially detached from the wall..

We have yet again contacted MBGL who yesterday afternoon (19th October) said they would be sending a fitter out ASAP once they had spoken with the Project Manager (who was in a meeting). Nothing happened.

We have rung them again today (20th October) and now they are back to wanting the HA engineer's report and photos from his emergency visit so it can be looked at by management to assertain if the installation is the cause of the fault. We think that they may be trying to say its a central heating pipe that has caused it but we only have Electric storage heaters, so no Central Heating.

Also forgot to mention that we have no way to isolate the hot water cylinder (it has been in over 40 years and we have had several plumbers in the past that said 'yes, we will sort it' but they haven't) and that was something we mentioned to the Project Manager and he said the fitter would sort it out. We also mentioned it to the fitter himself and he said he would put an isolator on it but of course this never happened.

So much for MGBL's warranty info. Installation is less than two years old so you're fully entitled to free parts and labour.

Really not good enough for a £16k bathroom refit and sounds like they don't want anything to do with it. Best to, as suggested get the plumber to fix it and then send the bill to the bathroom company. Some pics would be an idea in case of any dispute.

    Not necessarily "one 'incompetent-on-the-day' plumber…

A couple of years back, we had a (very hot) water leak from where the push fit connectors has become detached, behind our relatively new shower. When our usual plumber (not the original fitter) re connected them, he blamed bad workmanship i.e. the fitter can't have connected them properly. We then had a second leak about a week or so later. This time our plumber knew they had been connected properly because he had done it. Replaced with soldered joins & no further leaks. So far!

Have you paid £16k yourself for the refurbishment?

How did you pay for the works?

Hopefully credit card or some sort of loan as a credit card are jointly liable for any problems so you could contact them.

More knowledge people will have a better understanding on this matter than me and may advise you better.

It is astonishing that MBGL have still to come out. I find it equally astonishing that they're prepared to rely on a third-party's opinion and evidence, rather than confirm the cause for themselves.

You haven't told us if you have LP - do you? If so, that's your port of call for guidance. The situation must be getting close to the point where you can legitimately state you have lost trust in MBGL, and get someone else in to sort it - and then you sue them. But that's the nuclear option, and normally only to be done with Legal backup.

    Thanks again.

My hubby paid for the installation, which he paid £9000.00 deposit at the first visit with the Sales Advisor, then £5777.00 when the goods arrived in advance of the installation after the PM had visited. A final payment of £1650.00 on completion of the job. The first and last payment were on a credit card, the middle one by online banking.

Sorry but I don't know what LP is?

I have taken some pictures showing that the underneath of the shower tray is obscured by wood with no access to the pipes. Having spoken yet again to the HA, she said that there is nothing in their reports to show that their emergency plumber did anything because as we are a leaseholder they are told not to. He did it as a favour to the tenants son who said we had been good neighbours to his mum for 23 years. She did however say that she would ask the question as to whether there was any photos of the flat's damage to show to MBGL as proof of the incident but what good that would do

Therefore it is not mentioned on his reports that the emergency plumber entered our bathroom and tightened some fixings on the 15th October and then revisisted 4 days later, after another emergency call, to try and help us again. We had removed a panel ourselves to access the pipes that were obviously leaking just as the emergency plumber arrived on 15th October and all he did was see the leak and tighten the connections.

The emergency plumber did remove the front panel to see if he could help us out but when he saw the woodwork blocking access to the pipes behind he immediately backed off and that was the end of the visit. This plumber was a godsend but we do not want him to get into trouble for his actions.

This means that we do not have any reports to send to MBGL and as it is a major document they require, we are having to look at a more legal route and possible have someone out to carry out the repairs and forward the bill to them. Also getting the credit card company involved and CAB but it looks like it is going to be an absolute nightmare going forward.

I don't see any requirement for reports or major documents in their T&C.

    @Bobbysoxx29

LP is Legal Protection that you can get when you take out home insurance or a stand alone product but you would of had to of bought before you got the refurb done.

It offers legal advice on things that you need if things go wrong and it depends on what the policy covers.

Somebody will advise on getting a credit card involved as I don't know what you need to get them involved.
