I would be more concerned about affecting access for emergency services. If the passage way is cluttered with bikes and ladders. It's shared, so unless they have asked you, I'd tell them to clear everything.

it’s a quirk of the deeds. Most people would assume it’s a shared passageway and you both have equal rights. It’s only by this quirk that it is yours in ownership with shared access rights. I’d guess the neighbours don’t know.

I've applied for a copy of the 1986 "filed" document on the neighbours Land Register, have you any idea how long this would take to process on average?

I haven't read the whole thread, apologies, but I also have a similar passageway and the houses are asymmetric back and front such that my northern side is shorter and my southern frontage longer. Confused my solar PV guy but meant I could get more panels on than he anticipated looking at a simple satellite view.

This thread has got me thinking about how the passage is shown on my deeds?!

OC application s are generally processed within 2-3 days. You need to then factor in the post each way. so 2 weeks is probably a fair average timescale for door to door

Do the Land Registry have any plans for online application? It would speed up the process considerably.

So i've now received the 1986 document, and all it really states about the passageway is in Schedule 2 (Note 2) below, there is another bit later on in Schedule 4 which talks about general things you can't do, Schedule 3 was all about the right of Council access, and finally another pic of the boundary of their house. There seems to be no mention of any specific rights they have regarding the passageway except access.

It doesn't seem much different from my 1995 deed in regards of the passageway. I expected it to say right of access with all other uses prohibited or some such. I'm also not sure how the wall stuff applies, as its fixed to his wall but obviously anything attached overhangs into the passageway.

I would say schedule 4, point 4 covers it. The bikes and ladders ARE a nuisance.
