so what? If there is only one shareholder there only needs to be a single share. £1 share capital is a reasonable (nominal) way to do that (even then there might be 100 shareholders of 1 penny each or 10 of 10 pence or husband and wife at 50p)
the properties owned by the company will be financed by off balance sheet debt, not capital0 -
you would be better off with auction than to sell to an investor directly.
i have sold to investors before but they buy it through estate agents.

very odd fixation you appear to have with websites. My local chippy doesn't have one, but I've never once thought they were trying to scam me because of it.

You have to wonder on OP's due diligence, on the ones they contacted. 🤷♀️

What sort of maths calculates 22% as 1 in 10? It's closer to 1 in 5, and even closer to 2 in 9. 😉
Dodgy arithmetic aside I agree with your point, I have friends who run a letting business, they have no website and don't need one, tenants to let to and properties to buy (and sell) are both found through estate agents so a website would serve no purpose.

I think people assume 'investors' have a big pile of cash they're itching to spend, when in reality they are maybe remortgaging existing properties, waiting on a sale to go through etc etc.
You haven't been scammed, it's just business. You can seek another 'investor' or put the property on the open market. Your decision entirely.
