Most reputable limited companies have a website. Had I been aware buyer did not with only £1 capital, this would have raised a red flag.

I doubt that, a vast proportion of smaller businesses don't, and there's no reason why a one-man property investment vehicle would want or need one. And having a website is hardly a good indicator that a business is reputable or solvent!

The buyers company was probably only set up to hold their property portfolio in for tax reasons. Absolutely zero reason they would need to have a website.

I tried to sell to an investor. Contacted a few and accepted what I thought was a reasonable offer.
I guess these are the types of questions you might need to think about:
- How did you track down those investors? People who advertise "I'm an investor" probably aren't really.
- Have you checked that the investor has the money to buy your house? For example, have you seen their bank statements?
- How was the investor going to make money from buying your house?
- Has the investor got a successful track record in buying houses?
- If the investor was looking for a property to buy, why didn't he look on Rightmove for properties?
TBH, you might be better off instructing a regular estate agent, and explain that you will accept a lower offer from a cash buyer.
The estate agent might have suitable contacts. (For example, when I recently instructed an estate agent, they knew of three BTL investors who were looking for a property at that time, so they got them in to view before they had even put the listing up on Rightmove.)
And the estate agent will do things like check the buyer's finances, and they have probably dealt with many "time wasters" before, and will know how to spot them.

I ask again, what purpose would a website serve this guy? If he's just buying properties which are advertised, and then letting them out (or flipping them) I'd expect all the advertising to be via the usual agents.

My point was; Had I known company had only £1 assets and no website would have been a red flag. A company holding a property portfolio would have shown these assets in their accounts
I can think of several reason why a property company would need a website.
Many if not most(?) reputable property companies will have a website.

That leaves 22% of business owners (or 1 in 10) that don't have a web site. If you include all the investment vehicles registered in the Channel Islands or the Ilse of Man, that percentage is likely to increase dramatically.
Some businesses just do not need a web site.
And I'm struggling to see how you have been scammed at this point. Strung along perhaps, but that is a long way from being a scam.
